    With both Livia and WFW TOP, competing for the same tenants, both asking for 1000psf or 3.4k 2br rental .... cautious hiring going on ... it is going to be tough for the resale market ..... once DBR in Simei and Optima at TM TOP followed by NV and economy still weak, expect lower asking prices soon, probably more realistic is 3k for 2br / resale psf of 900psf

    u know, when I and teddybear said something similar to this wrt mass market OCR projects a yr ago, a lot of ppl disagreed, saying the demand for this segment will be filled by HDB upgraders, FTs, and "local" expats.

    let's see how this turns out...

    I guess even if the market really soften WFW owners will not be that much affected since most bought during 2009 when market havent chiong so high yet.....

    Cheapest 2br rental asking is 3.4k .... let's say minus tax / expenses, you get net income of 30k per year ... that is going to be only 3% yield if someone bought at 1000psf (i.e. 980k + stamp duty) ... if you are not choosy, stock market is full of 4.5% yielding stocks now, some of them are fairly recession proof

    But then u can argue one is leveraged
    ... seriously, in this part of the world, we should really look at capital gain for pty investment. For yield purpose, there are really many other better alternatives.
    So the real story now is, at 1000 psf, do all these waterfront ### have reasonable upside going forward ?

    No 1br here but 1br at the trumps pretty good yield, the growth potential probably only come when mrt is up and bedok reservoir town become more developed

    Not really, there are no 1 bedders in waterview, WFW and WFK. WFG only 1 stack of 1 bedder and 4 stacks of ultra expensive reservoir facing 1+study. WFI got 9 stacks of 1 bedder of which 1 whole stack was purchased in bulk.

    The other development with 1 bedders is the UOL archipelago liaoz.

    So quite limited supply of 1 bedder in bedok reservoir area.

    Wonder how much 1br rental can fetch without MRT ... Kembangan is asking for 3k, One Amber 3.5k .... 2br at WFW asking for 3k+ .... 1br 2.2-2.5k got tenants?

    Shd be fine.....some 1bdr at joo chiat/tk not near mrt also fetch 2.2k

    Nice but (1) your orchid looks a bit out of place because it is too dark in the interior, and (2) your bedroom flooring at the study tables will be gone fast because of the chairs with pointed legs. Let me guess you have one boy and one girl.

    Was there last night to visit my friend at WFW, i have to turn into this no through road, what greeted me was an 'entrance' that has super bright white light which i realised is the car park!

    there is a pathetic security post by the side of the car park that resemble the carpark at duxton pinacle hdb...

    Is there another "Grand" entrance? (with nice ambience lights and landscape) or did i went in wrongly into the side entrance or something?
