From the pic below, seems like false ceiling with lighting points were provided.
For my previous apt, it came with false ceiling too.
My electrician just re-positioning the lighting points as per ID's design.

Ele contractor would just provide electrical points in accordance to the contract plan. So, what you see is just the plain concrete celing. Either you do a false ceiling or use back the same points provided as lightning.

Hi, in WFW specification. False ceilings are provided for whole unit. Stated under FINISHES.

such cracks are easy to mend. The benefit far outweigh the cost of a total replacement of plaster board ceiling.
great to know the false ceiling is provided, otherwise it would one or two thousand just for living room.
