FCL is smart. It captured your attention which means it will capture others attention too. I think the unit u saw is going to be a temporary showroom.
Once buyers stand at the balcony and see the panoramic reservoir view b4 them, they cannot resist but to place their booking. The noise from the road as some mentioned will become immaterial.

yup, all the retail malls under FCL will have a "point"... like North Point, Anchor Point, Yew Tee Point, Causeway Point, Central Point... Bedok Point will be acquired by FCT after completion. Good prospect for FCT (Fraser Centrepoint Trust)... BUY!

Raising our target price slightly to $1.32 from $1.30 — We raise our target price to $1.32 purely to reflect the lower risk-free rate of 3.4%.
Strong Pipeline and Organic Growth — Northpoint 2 and Yew Tee Mall are ready for injection and should add about c.S$260m to the portfolio. Based on our estimates, FY10E gearing will reach 40% on full debt-financing, with DPU accretion of 7-9%, assuming cost of debt of 3.5-4% and acquisition yield of 5.5%. Following the successful AEIs for Anchorpoint and Northpoint, Causeway Point would be next in-line for AEI, though plans are still in preliminary stages.
Attractive valuation relative to CMT — FCT is still trading at a discount to its NAV of $1.23, while CMT is already trading at a premium of over 10% to its NAV. FCT offers yields of over 7% compared to about 5% for CMT. Gearing is also comparable with CMT at 30% post-rights and FCT presently at 33%.
Buy: Purer Proxy for Suburban Retail — The acquisition pipeline will help improve liquidity and market cap and justify a slightly narrower yield
premium over CMT in the longer term. Nonetheless, we like FCT’s exposure
