From 2000-2008, although population growth was still healthy at 2.3%, the total number of homes halved to 16,080 p.a., mainly because the HDB reduced its building programme by 60% to 9,700 p.a. Furthermore, private developers also invested less in the two recessions in 1998-1999 and 2001-2003, reducing their output by 20% to 6,400 units p.a.

We believe that supply is reasonable and we expect rental growth in 2009-2015 to be at least 5% CAGR, as completions are similar to 2000-2008, yet population growth is expected to be 15-20% higher.

    => Seems to explain why HDB resale index is not affected by this recession at all. Since HDB resale price stays high, naturally it lends support to mass market condos. My friend bought new HDB in WIS without any queue back in 2005, HDB still clearing stocks back then.

    Mass market condo in east than i think double bay residence is the best. Left v few unit as just visited showflat and developer going to increase price again. Almost 97% sold.

    Does anyone know why some developments (eg. Casa Merah) are listed as apartments while others (eg. WFW) are listed as condos in the URA website? Just curious.

    Think its because Casa Merah doesn't meet the minimum plot size to be deemed a Condo status.

    thanks for sharing. think you like WFW so much, good info only posted here and not DBR

    the % of household income that less than $8k decresing, which mean ppl are getting richer... in order words, singaporean are earning more... no oversupply... houseing price should continue to trand up until HDB also can hit $1Million in 10-15 years time. Kudos to SG garment.
