    bad. no aircon ledge = no aircon. going to be very hot.

    There are no low floor units, so all should be above 2500psf. My guess.

    Yes TP180.

    But marketing agents like us are warned by the developer against using any "Clerm**t" name during our current presentation to clients - due to some copyright matters not finalized. We heard of a few agents being banned by Guocoland to further market this project because they have already started using the brand name during their current marketing.

    Just saw the showflat yesterday during agents' briefing.

    Comparison between DUO and TP180? Not good to mention it here since we are marketing both projects (and the future Marina One as well). Do feel free to PM me if you wish to know how they match up.

    haha, then we do what other forummers did,
    when we go to TP180, we ask about Duo. when we go to Duo, we ask about TP180.

    Haha then good to go to any CBRE agents cos we are marketing DUO, TP180, and Marina One.

    Rumored $3k psf.

    Dunno true or not.

    My guess is, DUO might also reach that price level when it reached 40th floor too.

    If M1 doesnt sell at $3000psf and above i would be very very surprise because that is a super prime site in the new financial district. Like the epic center.

    personally i would prefer to get MBR rather than M1.

    rental from MBR 1bedder also not that fantastic
    if M1 starts selling from 3000psf for a 1br, yield is like 3% only.

    DKSG, based on theory of concentration,

    would you get Scotts Square? Duo Residences? Marina One? TP180?
    all say around $3000psf for high floor units 1br.

    Which one would have more upside?

    I dont expect M1 to generate high yield either, but being located right in the heart of Marina financial district above the busiest MRT station, I expect this to become most talk about residential project in that area. Many people might not see it yet because of the messy AYE/ECP that is cutting through that area.

    Being a M+S project, I wont be surprise that Temasek will become one of the anchor tenant then TOP.

    Just had architect's briefing today.
    Sales might start as early as next week.
    No duty team for this one. All viewings by appointment only (usual style for many Guocoland projects).

    1BR starts from about $2m.

    If 1 room is 650sft size and 3kpfs, quantum big, high pfs, then only for select premium buyers only, like southbank.

    Guess prices may not start at 3kpfs, probably 2.4-2.5kpfs or other surprises in store. DUO apparently starts from <1m quantum.

    FLOOR PLANS and EBROCHURE are out!



    I very scared of Guocoland. Dunno can post here or not.

    The 1BR is 614 sqft, likely to start from $2m.

    And did I earlier say the super PH was about 14500 sqft? No man, it's 21108 sqft!
    The "Study Room" alone can be used to play a game of table tennis doubles + spectators.

    thanks sunboy77 for the ebrochure and floorplans.

    i see that only junior penthouses (floor 58-61) & super-PH have private lifts lobby.
    does the private lift serves only the penthouses? from ground floor straight up to 58th floor & above, no stopping in-between.
