by the way these units are the ground floor pes units with open-to-sky pes area. so it doesn't seem cheap to me leh. what's the starting price of the non-pes 2br and 2br+s units?
as for conversion to 99 leasehold land, from what i understand it's because developers have to pay development charges in order to develop the land, in addition to construction costs. development charges for freehold land is higher than 99 years, so it makes sense to convert it to 99 years in order to sell at lower prices in order to make it more affordable to more people.
I don't think HL has revisionary interest on the land though. The conversion from FH agriculture to leasehold residential has to be done with the government, so rightfully it should belong to the government after 99 years tenure is up.
