Allow me to share my experience, an acquaintance of mine bought ocr for the simple fact that it closer to his family and bent on brand new property thus paid a premium pricing for his new nest

those owners have either too deep pockets or are too emotional =)
paying so high for the PSF for a MM unit is HIGH RISK.
The buyer would have calculated the risk and to his view, the unit worthy of the price. Bubble or not, we will know a few yrs down the road.
The price makes sense to me based on the fact of high rental yield and low maintenance fees. At least it looks more attractive to me more than lots of ccr properties.
Even yishun going to be 1600psf, so this should be a steal. ... ha ha ha
