    Developers test waters with condo launches

    Sale of Floridian, Quartet on Vanda and Parc Seabreeze have begun

    DEVELOPERS are gingerly testing the water for residential launches this week. Far East Organization's listed unit Orchard Parade Holdings and Wing Tai have begun the official launch of their Floridian condo in Bukit Timah, marked by the start of an advertising campaign.


    Resort living: The Floridian is inspired by the Miami coast and will be surrounded by water features

    Prices start at $1,615 psf. BT understands the average net price is in the range of $1,600 to $1,700 psf after discounts.

    The freehold project has 336 units in 11 towers on a site of 230,000 sq ft. The preview for the development began a few months ago, with six units sold at $1,640 to $1,770 psf.

    This week's official launch sees the release of 75 units in Towers 2 and 9. Units range from two-bedders of 840 sq ft to apartments with four bedrooms (plus study) of 2,373 sq ft. Floridian, designed by DP Architects, is inspired by the Miami coast and will be surrounded by water features. Ground-floor units will have the water's edge outside their living and dining spaces. The project is near Hwa Chong Institution, Methodist Girls' School, Nanyang Girls' High School, Raffles Girls' Primary School and the Canadian International School.

    Another freehold project being previewed this week is Quartet on Vanda, a cluster development of four bungalows in Vanda Crescent off Dunearn Road (near Eng Neo Avenue). Each two-storey unit has an attic, a basement and a swimming pool.

    Built-up areas range from 4,844 sq ft to 4,919 sq ft. The units are understood to be priced around $6 million each. Quartet on Vanda is being developed by Stanley Quek's Region Development.

    Over in the eastern part of Singapore, Tiong Aik is understood to have begun the preview of Parc Seabreeze in the Marine Parade/Joo Chiat area last week. The average price for the freehold project is understood to be in the $1,600-1,700 psf range.

    Care to explain why? Coz I thought property prices are coming down and there is one agent who told me she can help me try at $1000psf, thats why hold back and am thinking if $900psf is possible towards the year end...

    FEO style is they will rather hold den cheap sale.

    has anyone viewed floridian's showflat? it's nestled in a most pathetic location surrounded by 3 condos all around. i would stay far far away from this project - completely overpriced

    FEO have another location oso freehold bt is at hillview, HILL VISTA n rite now they have promotion unit and lowest ard 910psf..

    please dont buy hill view area .. already so many condo there .. why still pay 1000 psf ??? you can get any FH there below 900 psf

    seems like not much discussion on Floridian even though the asking price has dropped from $1600psf during launch to the current $1150psf.

    Still too expensive for a D21? Swee swee bukit timah address, plus future underground MRT just opposite the road.

    just been to the showroom last weekend ... quite "lok kok" i must say ... the models of the rooms looks like done by small kids for arts and craft ... agent quote me $1,200 .. citing the development in the vicinity are holding firm @ $1,600 ...

    on the same note ..Alexis 1000 psf .. does that mean Queens will be 1000 psf ?

    simply becos they are pigeon hole units ..hence the PSF higher ...

    HIILVISTA location is bad .. not even near the future MRT at railmall, nested deep inside hillview and simply overpriced ! those FH along hume avenue are between 800-900 psf, or even lower for some of these estates.

    Arrow Floridian: Good bet to capitalize on MRT

    Hei,

    All comments welcome: how MRT will impact Floridian valuation in next yrs? It certainly will support prices but will it be just some support or a big deal ? Ask this because suddenly being close to MRT will not be that unique given all the stations to be opened by 2015 when King Albert mrt station will also be.

    On another note, what s your impression of the site plan, layout?
    Being Far East O. does give some credibility as to expect very good outdoor design. Also DP architects is a rather large firm, having signed project of the Resorts in Sentosa themselves.
    But, do you think the project Floridian itself has any major drawback or positives compared w others around distrcit 21 and 10?
