    LOL...please note that you can vote more than once.

    I support both of them.

    I support Regulators cos I also think that resale is better investment than new launch.

    I also support Ringo cos I believe that JLD will flourish.

    Why ? Regulator is a veteran. I think Ringo only just enter the ring.

    Put them together.

    To get the best of both worlds, resale within close proximity to JLD (but not next to the MRT) should be a reasonable compromise.

    hmm. The URA residential price data seems to support Ringo, while in this forum, there are more supporters of Regulator.

    Will go back to learn from daughter about how to write a reflection.

    i support Ringo because I recalled Regulator said RH was a better buy than other condo in the surroundings... ha actually there are clearly better buy like Caspian, Maderia, Jade...

    I once dissed R33 harshly due to his take landed coming down... Nemesis then (proper-t) with what chart, historical data blah blah blah....

    However on JLD take, I'll go with R33 (much as I won't see myself residing in the west)

    Choice of words is very important too, should treat this like a friendly banter not one's personal agenda...

    If only I've enough bullets am surely ploughing for Bartley Ridge... Diligently amassing for next big sticker tag

    Perhaps the same way he is giving all the 5 stars rating for Regent Heights, while giving 1 star rating for J Gateway.

    As investor point of view i think investing in a built up property and collect rent first is always better than investing in a BUC.

    I also see investors who has far sight may look into JLD because of its potential growth. but i hate them selling like they are selling orchard condo.

    strangely, if u pull out the past 1 year rental contracts from URA,
    The mackenzie 88 is almost comparable in terms of rental against caspian(almost no amenities nearby), comparing 1 bedder. 400to600sqft.
    I thought mackenzie should fetch more because of its prime area?

    And can J gateway(with so much amenities and offices) fetch higher rental than MK88? i think it will for sure.
    because when everything is up and running, do you think caspian rental will stays the same?

    And do you think J gateway will rent lower than caspian?

    Which will attract more people to rent there?
    a place with asian people or a place with blangadesh picnic everywhere.

    I see mk88 rental stagnant.
    I see mk88 growth slower
    I see J gateway fetching higher rental.
    I see J gateway growth faster
    Short run Mk88 wins
    Long run JLD wins.

    After reading through the postings

    I felt that Ringo has put in a lot of effort into the research on JLD and J Gateway
    Postings were based on facts and not speculations

    On the other hand Regulator postings were based more on experience and felt that he is only out to have fun with Ringo


    Therefore on that note and with due respect to Regulator

    Will like to change my earlier vote from Neutral to Ringo
