    when ceo of a property AGENT company talk will he say mkt going to crash..
    In the final analysis.....its NOT whether you have a diploma,degree,masters OR PHD....its whether you have a HDB/PC/EC or LANDED...

    After watching the seminar , here's a summary :

    Here's what I gathered from the talk

    ABSD will not be tweaked this year, but will be in the future.
    Aims of the government is to take care of the lower tier income group, affordable housing for all and sustainable growth for the private property.

    Capital appreciation will be higher for FH resale units when the market moves, in comparison to newly launched higher priced 99y LH units in the same district.

    Why resale unit is better than newly launched property :

    1. Higher rental returns
    2. Lower ABSD
    3. Higher savings on the loan interest
    - resale can lock in eg for a period of 3- 5years, and loan fully disbursed from the start, whereas newly launched project, loan not fully disbursed but progressively, and by the time TOP, the locked in period is likely to be over and the higher interest rate kicks in when the full loan is disbursed.

    The % of PRs buying CCR, RCR, OCR are increasing, ie PRs are increasing in the market share.

    More PRs and foreigners are buying into OCR.
    Reason for PR : restrictions on HDB - cannot let out HDB if have pte property whether local or in their homeland.

    Transaction of HDB resale is all time low in the last 16 years.
    HDB median COV dipping and it will come down more.
    Conclusion : not worth holding on to HDB
    There has been an increase of 101% HDB resale price from the last 6 years.
    But the next 3 years, it may even be negative. compared to today's price.

    HDB resale transaction
    5Rm and EC are dipping.
    3rm and 4 rm are increasing.
    Reason : MSR (mortgage servicing ratio) is the limiting factor.

    EC - loophole for HDB upgrader
    those who bought today, can expect to make 250k to 500k when they sell it in the open market in the future.

    HDB BTO upgrader to BTO need to pay levy.
    HDb upgrader to EC no need to pay levy.

    It is obvious Mr Ismail is encouraging owners to sell off their HDB.

    Propnex is highest transactor of hdb resale from day 1.

    Thank you for your summary... I'll probably watch the youtube video when I have 2 hours to spare. Anyway, noted that you mentioned he said its not good to hold on to HDB. Should sell it coz of negative impact over next 3 years and beyond. But what if HDB owners have no intention to sell HDB at all for next 10 years so the impact of next 3 years might not be felt. Just sit on rental yield?

    So private is better than a resale HDB right?

    Of course if can apply from govt direct is the best but if income above ceiling, private seems to be the better choice.

    a good agent will tell seller now its time to sell and buyer now its time to buy

    ceo of an agent company will tell the whole country do what u want just make sure u buy or u sell resale and hdb so i got business to do
