2 housing projects set for preview

TWO properties in north-eastern Singapore will be open for preview this Vesak Day weekend.

One is Jewel @ Buangkok, a condominium project by City Developments Limited (CDL) located along Compassvale Bow in Sengkang and within walking distance of Buangkok MRT station.

The other is Charlton 27, a clutch of landed homes developed by Surindipity Pte Ltd, and situated near Kovan MRT station.

CDL plans to market the 616-unit development Jewel @ Buangkok at an average selling price of $1,250 per square foot (psf). It will offer a special 7 per cent early-bird discount, which brings the price down to $1,150 psf on average.

The 99-year leasehold property will have six 15-17-storey towers housing one to five-bedroom apartments, dual-key units and plush penthouses.

Unit sizes start at 463 sq ft for the one-bedroom units, and go up to 1,701 sq ft for the five-bedroom ones; the penthouses will range from 2,067 sq ft to 2,540 sq ft.

Chia Ngiang Hong, CDL group general manager, said: "Jewel @ Buangkok is priced attractively, especially for a development located just three minutes from an MRT station. Today, properties near existing or upcoming rail networks are highly sought after and command premium prices. In recent months, new launches near MRT stations have been priced from an average of $1,400 psf and been well received."

Charlton 27 will feature 27 units of freehold, landed homes at the corner of Charlton Road and Surin Avenue; 16 are corner units, and 11 are intermediate terraces.

Developer Surindipity is a joint venture of ACT Holdings Pte Ltd, Foreland Development Pte Ltd and 9th Realty Pte Ltd.

The smallest unit takes up 3,900 sq ft and is priced at around $800 psf or $3.3 million; the largest unit, at 6,000 sq ft, will cost around $600 psf or $3.9 million, said OrangeTee, the sole agent for the development.

Each of the three-storey units features at least five bedrooms, in addition to a lounge/study, a private lift and direct pool access. Other amenities include a gymnasium and outdoor fitness centre.

The development, with its wind scoops and cross-ventilation design, has won the Building & Construction Authority's Greenmark Gold certification.

Both developments, being sited along the MRT's North East Line, have access to plenty of shopping and dining options in malls such as Compass Point, Rivervale Mall, Hougang Mall and Nex megamall. They are expected to attract strong attention from buyers on the strength of their respective locations.
