    Based on squarefoot record:
    Land sale: 880.7 psf in Feb 2012
    Est breakeven: 1,403.7 psf

    So with profit, about $1700psf

    How come the government never set a minumum reserve price? The land is sold to the developer at an undervalued price

    Dun pray pray sia.. high ceiling[3.3m], big units. 1rm >600sqft, 2rm close to 900sqft. Even 1.7k psf, chiong this better than chiong sky habitat?
    Think 1rm should be 1.1mil range

    developer is prob looking for > 2000psf. too greedy liao.

    3.3m ceiling. they add that furniture deck to act as storage only. i can see that many of the decks are above the dry kitchen. any issue?

    The layout and design is superior.

    Office Boy has seen this.

    The double volume units are really nice.

    The issue I have is the facing. There are not many units with a good facing.

    So, while the layout and design is a WOW! you may not be able to find a unit with a facing you like. Either you are facing very directly opposite the other condo (Jervios Regency or something like that) or you will be facing some GLS sites which may be awarded any time.

    Worth paying the showflat a visit. And of course if you are visiting, you can call ZeeWee!

    Stupid question of the day: is the correct pronounciation of "Jervois" (i) jer-voice or (ii) jer-vwa?

    French pronounciation is "zher-vwa", emphasis on "vwa". J sound is mid-way between z and j. BUT...if you pronounce it in that way, most Singaporeans won't know what you are talking about.

    "Jer-voice" is totally wrong for French, can laugh.

    An Englishman will be very impressed if you pronounce it as "Jarvis".

    How do Singaporeans pronounce it? I think the most common way to say it among Singaporeans will be "Jer-voice" !!!

    most sgpeans def say jer-voice. The ppty agents do, and I distinctly recall that when I was test driving a nice car in the past the car sales agent smugly told me we would do the jer voice route to check out the suspension.

    Same with Clemenceau I guess. That's obviously a French word but its painful hearing it butchered all the time

    For the past few decades, we have known it as Jer-Voice....there were a few schools if u are familiar with the place.
    I think anything below 2000psf is worth a look.

    Anyone got detail pricing?
