    Anyone has any idea on rental rate for a 1+1 room, condo apartment along east coast road?

    How old is the development? Got what facilities? Assuming 5xx sqft, I think at least $3000

    Its' a new MM development. got a small pool and gym. but 4xx sqft only.

    Taken from URA. D15, March 2013. Mostly from 2k to 2.5k.

    So I guess close to 2k for PF to 2.5k for FF. Rental still okay for first buyer. But for sub-sale / resale buyer, it will be tough.

    thomastan list, marshall was the most exp launch yet yield not good. too far from anything.

    Expects rent to be around $2.5k to $3k.

    $2.5k = little or no facilities, $3k = to have some facilities.

    East coast road depends on which side of the road too. If towards shopping/food belt expect to be tenanted out fast.

    MM is like this. It is always a risk to go into unproven market. For those who bought below 500k and rent out 2.2k, still getting 5.2% yield. For those who bought at 700k, you are getting 3.7% only. So better do your sums.

    MM refers to mickey mouse or shoebox , usually apartment size less than 5xx sqft.
