    44 Novena Regency units snapped up

    Mix of residential, retail units a draw due to freehold tenure and location

    BUYERS snapped up 44 residential and retail units at Novena Regency within a week of its launch last week.

    The mixed development by Fragrance Realty - a subsidiary of the Fragrance Group - released 72 units on April 13.

    Its freehold tenure and city fringe location along Thomson Road are the most attractive features of the property, as it will sit on the current Novena Ville site.

    The 45 shop units are priced from $7,000 per square foot (psf), while the 55 residential units start at $2,300 psf.

    Among the residential units, there are 43 apartments (one-, two- and three-bedroom units) and 12 penthouses (two-, three- and four-bedroom units).

    Fragrance Group executive chairman and chief executive Koh Wee Meng said: "We are fairly confident that buyers will be attracted to its location - an exclusive private estate enclave within the Novena vicinity."

    The robust interest in sales has followed a similarly strong wave of new private home sales last month.

    New private home sales surged to an all-time high last month, boosted by discounts dangled by developers and first- timers entering the market.

    A total of 2,793 units were sold last month, nearly four times February's number, as a string of new launches debuted strongly.

    One of the marketing agents for the Novena Regency projects from Knight Frank, Ms Mary Sai, also noted that property buyers today prefer self-contained neighbourhoods that offer easy access to public transit, shopping and township facilities, as well as other amenities.

    Ms Sai is the executive director of commercial investments for Knight Frank. She added that business owners will find the Novena Regency units attractive with their high visibility, as they are facing the main road.

    "Human traffic is widely known to be heavy here," she said.

    Food and beverage outlets enjoy a good crowd from the staff at the Inland Revenue Authority of Singapore building close by, and church-goers from Novena Church over the weekend.

    The temporary occupation permit for Novena Regency is expected in August 2017.

    SINGAPORE: A man died on Thursday after an excavator overturned at a construction site in Novena Ville.Recovery operations to extricate the body of the man trapped in the excavator resumed at 12.15pm after a crane arrived on site.The Singapore Civil Defence Force (SCDF) said the half buried excavator, especially the operator's cabin, was pinned by debris.SCDF intends to suspend and stabilise the excavator using the crane to allow debris around it to be removed by another excavator on site.SCDF said they were informed of the incident at 8.42am.Officers found an excavator that had toppled to its left when they arrived at the scene; it was half buried with the operator trapped inside.- CNA/jc

    842am time of incident. 8 is 4+4, i.e. 44.
    42 means two of 4 i.e. 44.
    1215pm crane arrive. 1 of 2 is 2. Into 1 before 5 which is 4, thus 2 of 4 again means 44.

    So 4 sets of 44.

    And we all know 44 meaning.

    By Maryam Mokhtar And Sabrina TiongA large crane has been brought into the worksite where an excavator toppled this morning, killing the machine operator.At least 10 officers from the Singapore Civil Defence Force are at the scene to try and retrieve the body.An SCDF spokesman confirmed that the excavator operator, believed to be a Singaporean Chinese in his 50s, is dead.SCDF officers had asked the site contractor to bring in a large crane to help stabilise the area, and the crane was sent in at about 12.30pm.The accident happened at about 8am, with the SCDF receiving a call for help at 8.42am.An on-site safety supervisor was believed to be at another end of the worksite when the accident happened.The site, opposite Novena Church, used to house a row of shops including the famous Wee Nam Kee Hainanese chicken rice eatery and a Penang food restaurant, as well as apartments.It is being developed by the Fragrance Group into a four-storey residential cum commercial development called Novena Regency.It has not been confirmed how the excavator, which was carrying out demolition works, toppled suddenly to its left before being submerged under debris.Ms Merian Inboc, 34, who lives in a bungalow opposite the worksite, told The Straits Times she heard a loud bang earlier in the morning but was unaware that an accident had occurred.

    SINGAPORE: The body of the excavator operator has been pulled out from under heavy construction machinery, hours after it toppled at a Thomson Road construction site on Thursday morning.SCDF was alerted of the incident at about 8.40am.The cabin of the excavator had earlier been pinned under a concrete slab, said Singapore Civil Defence Force (SCDF) Ground Commander Daniel Seet.He said: "We had used another excavator with hydraulic cutter attached to slowly cut away the concrete beams and flooring that were pressing against the driver's cabin, and once that was done successfully we were able to go in, do some further fine cutting to gain access into the cabin and remove the casualty."Family members of the deceased were at the scene.A man who identified himself as a cousin of the deceased said the victim was a Singaporean Chinese man in his 60s with children and elderly parents.Recovery operations to extricate the victim's body had earlier resumed at 12.15pm after a crane arrived at the site.The half-buried excavator, especially the operator's cabin, was pinned by debris.SCDF personnel used the crane to suspend and stabilise the excavator so that debris around it could be removed by another excavator on site.- CNA/xq/jc

    Seems like Fragrance projects always got accident?

    Two construction workers were killed on Wednesday in separate worksite accidents.

    The first, involving a 36-year-old Bangladeshi, happened at the Upper East Coast Road site for the upcoming Suites@East Coast condominium.

    Mr Jaydub Kobiraz Nimoy Kobiraz was hacking at the base of an exposed section of a 2m-long concrete pile when it collapsed at about 9.30am and struck him on the back of his head, preliminary investigations by the Ministry of Manpower (MOM) show.

    Workers at the scene said that he fell forward, head first, and that his forehead was pierced by an iron rod, even though he was wearing a helmet. Two others who were working alongside him were unhurt.

    The family of the machine operator who died after he was trapped under concrete and debris at a worksite on Thursday, arrived at the mortuary early Friday morning.

    Mr Low Chim Lam was extricated by officers from the Singapore Civil Defence Force after an operation that took at least five hours.

    Preliminary findings showed that the 59-year-old victim was operating the excavator on a first-storey floor slab some time after 8am when it gave way.

    The machine then toppled onto its side and fell to the basement level, said a spokesman for the Ministry of Manpower (MOM) on Thursday.

    SINGAPORE: The family of the worker who died in a construction accident at a Thomson Road site began preparations for his wake at his home in Ang Mo Kio Avenue 1.59-year-old Low Chim Lam was trapped inside a toppled excavator, which ended up half-buried in debris.It took civil defence officers five hours to extricate him from under the heavy machinery.At the wake, Mr Low's wife said he was a loving man who worked hard for his family.She has been busy making funeral arrangements, and has not decided if she would seek compensation.- CNA/xq
