I must say theres a huge discrepancy then for new launches in the west vs east.
Jurong East and beyond are considered the farrthest corners in the west
Pasir Ris/Tampines/Changi are considered the farthest corners in the east.
The $/psf diff between far west and far east is nearly double...
I wonder why? Both seem to be of simmilar distance to town (far). Granted the west boast more good schools and unis, but that aside, both locations have industrial parks and offices so the price diff should not be that huge.
Perhaps seasoned property investors out there can shed some light? I find it hard to comprehend

1-bedder $1650psf is expensive for Jurong. How many pple would actually be willing to pay 10% stamp duty (including ABSD) on top of $1650psf for the 1-bedder??? stamp duty alone would bring psf to $1,800psf for 1-bedder, for a 99 years leasehold in Jurong!
