    River valley 680sqft unit will probably go for 2500psf? Compare apple with apple la.... Orchard 680sqft unit will go for 3000 to 4000psf right?

    Enough said, I'm enjoying my shopping at Jem, now going to have dinner....

    West is not too bad lah for people like us who can't stay bukit timah or orchard. nus ntu are here. Nanhua and rulang are here. practically you do not need to go anywhere... I see many of my friends have to travel to nus/ntu to study.. Ha ha unless you rich la can go overseas...

    dont under estimate the people living in the west. many people there are very loaded with bullets.

    Me too.. Happy to see people spend so much to live in my area... I always feel Jurong is not good.. Now I feel Jurong is better than Orchard Road and CBD... Finally I am staying in a CBD-liked area but paying peanuts....

    I must say theres a huge discrepancy then for new launches in the west vs east.

    Jurong East and beyond are considered the farrthest corners in the west

    Pasir Ris/Tampines/Changi are considered the farthest corners in the east.

    The $/psf diff between far west and far east is nearly double...

    I wonder why? Both seem to be of simmilar distance to town (far). Granted the west boast more good schools and unis, but that aside, both locations have industrial parks and offices so the price diff should not be that huge.

    Perhaps seasoned property investors out there can shed some light? I find it hard to comprehend

    So you are saying jld completed in more than ten years is wrong? You are disputing the masterplan? Btw I am vested in jld as one of my condos tenanted out is in bukit batok n near jurong east, but I would be deceiving everyone if i said j gateway is selling at attractive price

    I am not sure, you should tell me what you read because I don't usually pay attention to what I write after I post.

    I am aware of your history of talking up Bukit Batok and talking down Jurong condo. And now just because of J Gateway launch, you are now starting to associate Bukit Batok to ulu Jurong.

    1-bedder $1650psf is expensive for Jurong. How many pple would actually be willing to pay 10% stamp duty (including ABSD) on top of $1650psf for the 1-bedder??? stamp duty alone would bring psf to $1,800psf for 1-bedder, for a 99 years leasehold in Jurong!

    Sigh...discuss until nua liao. Jurong was history. JLD is the present and future.
    I would not pay $1600psf for Jurong. But I will pay $1600 for JLD. There is a difference.

    Yes, I predict many would eagerly pay $1600 psf for JLD, but how many would pay $1,800 psf for JLD (must include stamp duty to be accurate)?
