    the only segment that will crash is landed. Just like in 1997-1999.

    back in 1997, the quantum for condo is too small compared to landed just like now. so that time, condo only dropped like 10% while landed was more than 50%

    In our present times, with so huge demand from the middle class, all the condo and EC and HDB will continue to rise. Meanwhile landed will crash more than 50%.

    back in 1997, the banks DEvalued my landeds and not my condos. I had to top up more than 50% CASH to my bungalows.

    go ask all ur older Duanehneh-C.B uncles around if u dun believe.

    my agent juz told me tat urban vista sold 160 units for today vvip sale. he quoted me $1468 for a 2 bedder unit. he said this is after some more add'l discount.

    personally I feel urban vista will hv a higher vol, though the psf is almost 50% more

    since brother Doom so nice to praise me. I shall reveal to you why I think there is a landed bubble forming:

    If you look at some of the terraces of small land size like 1500sqft, they are asking S$3million now. And they have been shouting for like 1 year liao. I feared another year they cannot tong liao. as many of these small terraces are bought by agents.

    if you are right, this time condo will crash more. Quantum has grown double or triple since 09

    expect CM8 just before that.

    Developers: Please launch and sell as much as you can between now and then.

    Let me quote one counter example:
    A caveated rebuilt IT at Cambridge Road with a land area of 1545 sqft sold for 4M in less than a month after TOP. The total built-in is approximately 3800 sqft. The profile is comparable to what you have described?

    Landed can still move in today's market, but the caveat is location.

    In 2011, TWIST & TURN cum DIVERT ATTENTION EXPERT MR B (aka DNNCB) talked BIG BIG the whole world was in a very very bad shape.
    Just bring cheque can get 10-20% lower in 2011..& price had dropped further 30-40% in 2012.. & will drop >50% in 2013/2014 (So obvious.. he said) So why need CM1 to CM7 & now you say a further CM8??


    Even told us to wait patiently "next few months".. And we waited patiently till this FAILURE go MIA & act blur come back with different nickname again & again
