    nowadays the condo trend is to build something like that... the roof is similar to other projects.

    Such roof design is to avoid accumulation of heat and pooling of water in tropical climate.

    as such. Never buy flat roofed hdb top flr.

    No, to comply with rules on attics... Technically, it's an attic...

    More MMs... Good... How does it compare with sea suites. Maintenance should be high given the number of units

    this gets slightly confusing. there's an icon in tanjong pagar and now one coming up in pasir panjang. sacaly you tell taxi uncle icon, thinking he will take you to pp, end up he take you to the one in tp.

    They will be in for a shock. Some MMs (300+ sq ft kind) are going as low as $2,000 rental only. At 650k, the owner will be looking at around 2k installment + maintenance. Not even enough for furnishing and property tax. And rental will continue to weaken.

    No. They jump just when the speed boat passes below. That's why ended up in the sea. Some even worse kena banged by the boat. Others dunno how to swim and took a bet.

    One, they forgot it's a speed boat. Two, they should have jumped when it was a bit of distance away approaching.

    A matter of Timing.

    Looks like the shop / F&B units are going for $6xxx psf. I'll go look at buying some Fragrance shares

    stock has been underperforming market. i think more importantly, are they able to continue to mickey mouse/furniture deck. we shall find out with urban vista soon.

    somemore boss kelong the psf for the shop first and try to encourage others to follow him.

    This is the same guy who sued Porsche for his vehicle because it did not satisfy the conditions of pin drop silence.

    I like mixed Ds and have visited the site. It seems a little small, though, only 18 units.

    Might not have enough depth for residential comfort. But commercial spots seem good. A but lack of parking in the area?

    Can consider, maybe should walk in to enquire on price.

    I'll try to check it out next week during lunch for fun. Parking looks like it will be up the little hill next to the petrol station which is shared with the condo. There is also a small public car park just across the road, but it's really small.

    Ok ok paiseh, those categories out of my consideration.

    Wonder if we can sue Fragrance for more than pin drop silence in the apartments when the windows are closed. Haha...

    The apt units facing the road confirm super noisy. The bus stop is along the shop units, and when the double-deckers rev up, it's a din!

    Fragrance says 35% of 49 total units sold = approx 17 sold.

    there are already 4 caveats lodged for resi:

    1750psf 790k+ for the 3 452 sq ft units and 1601psf, 965k for a 603 sq ft unit.

    there are also 3 caveats for commercial:

    #01 shops:

    75 sq ft (?!?!?!??!%@$#@%%$) 7465psf 562.5k
    420 sq ft 6074psf 2.55m
    118 sq ft 6976psf 826k
