    nanyang primary how to get in? i was thinking get one next to scgs - a bit more expensive so hopefully price out competition, and become PV.

    Phase 2B within 1km shd have a good chance i guess. Sorry can't help much here... Am an old girl from nanyang primary... Hence phase 2A...

    Can check out kiasuparents forum. Very informative. RGPS not bad. Quite high up there in the ranking charts...

    Join the NC, Grassroots way. Much easier route compared to PV. But you have to act now as there is probation period. Current rules state you need to be executive member at least 1 yr before registration.

    My family also either ACS or MGS (Primary education) but I chose NYPS for my boys. My dad protested but eventually my other half won the battle.

    Wow, not a good sign. Guess, when it come to tall buildings, it can happen anywhere, no difference if HDB or condo. Some people pantan, some more b4 CNY..

    smallest is 495sqft, now is about 1m+

    Reading again all the old comments regarding concerns about Soleil bec it is next to hospital. Looks like all these concerns do not make a difference at all.

    May be the take home message should be: Next to hospital or not, if it is convenient, it will still sell like a hot cake.

    Soleil's price is still going strong because it is a rare superior product in that area:1) Larger site is hard to come by in a densely built Novena. Tt can accommodate large pools and a central garden, with panaranic view of the city skyline at high floor. More Land area with comparatively lesser plot ratio in centralised location is a rarity, it translates to more views, more privacy and more future value. 2)Unlike many recent mixed development, its has residential privacy and ambience, with mixed development facilities and conveniences at door step----the best of both world. Its subsale price was about 1350psf for a low floor 2 bedroom unit in early 2011. My friend got it and has been enjoying rental value at $5500 per month since TOP. Identifying superior product in property investment is important. Knowing what constitutes superior quality need years of experience, extensive knowledge, lots of hard work and conviction.

    4 penthouses in all at 36 floors , fantastic view, private lift and jaguzi , lap pool , 1 sold prior TOP period, the next 2 ( 1 fully furnished also at $10.8m ) sold within last 1.5 months. Last penthouse available. any takers.

    One of lousiest location in Novena, facing the Tan Tock Seng Hospital, every day and night "Yee Orr Yee Orr Yee Orr", don't know whether the people there will get used to it?

    According to Feng Shui or Geomancy, never buy a property directly facing the Hospital or Temple!

    There is a huge downside... its 99-year LH and surrounded by FHs around the area and that is precisely why it has to be built as `high-end' to differentiate from the rest

    The ambiance near Soleil is quite good, quiet, and comfortable for living and convenience itself is no need to say!

    And besides that, Soleil facilities are one of the best and inside lush greenery garden landscape is seamless and matchless among condos in novena and newton.

    I am very doubtful why you say Novena is one of lousiest location in Novena!
    If you still say it is due to facing Tan Tock Seng, then,, nothing to say to you!!

    But one thing I need to say to all of forumer is everything about property is shown by its price how it has been risen and moving.

    I still remember people who had been saying badly about Soleil with hospital and Feng shui things blabla since 2007 until TOP, and poorly confused other forumers and investors,,

    But I am still holding my Soleil unit and quite happy and enjoying renting my unit without trouble so far with relatively high rental yield!

    Those low floor units beside novena square kena the exhaust fumes and air con exhaust of the mall. Occassionally got pumes of white oily smoke bellowing out from there one.
