    Owners have to accept Allowable construction tolerance to +-3% of total area. If bigger, no one complain, if smaller but within 3%, blame it on Axx luck!

    With Soleil, 99 LH top soon, comparison will be made with other LH projects in the novena/newton area (Amaryllis and Rochelle).
    Anyone has any opinion which of these condos would provide better investment?

    Agree...was interested in this project coz of the sleek brochure and location. Now, can assess it on finish product - and location.

    Location very subjective lah. Once supply dries up in a particular location, people will start to look for value buys and what wasn't so ideal earlier becomes ideal.


    Singapore propertry looks reasonable as compared to Sydney, HK and Londaon.

    Dropby Soleil today and realised that it does not have a side gate that leads to Novena Square. Novena suites has a small side gate though!!!

    FCP can't even get this small gate fixed. Lousy developer.

    well getting very sian of novena...

    too many medical centres building around novena makes the place unglamorous, sickly. so many indonesians coming to seek medical treatment here. novena sq full of visiting patients.

    Different people got different views. You find sian, but others find opportunity and convenience, seeing many indonesians strolling in novena sq.
    So far, indonesians are still the big player buying high-end properties in S'pore.

    absolutely!

    p/s: speaking of indonesian you are 100% accurate they made up the majority in novena. i bumped into my indon colleague who just relocated to RV from Iridium. he has a growing up daughter studying at scgs. he told me most families with kids will want to stay at novena due to the good sch nearby

    Received my letter stating TOP in June 2011.

    WTF, I keep getting calls from agents asking whether I want to sell / rent my unit. How did they get hold of my particulars? I bought my unit directly from developer. KNNBCCB agents. Post me the letters will do.

    Most prob from the dev. I wanted to get hold of a particular unit num in a new dev as subsale wat happened was that I called up an agent and he told me he could get hold of the owner listing whether owner wanna let go lor

    Ok, I just saw your post again. So its the stack facing Orchard. Will it be blocked by the office tower? Seems like upto 25 storey will have no privacy.

    2000psf probably highest for mm. Is quite hard to believe 2 or 3 bedders gg for 2k psf

    Can anyone share why would price all up after TOP? Is it because those without cash or staying power dump prices before TOP to avoid paying the 30%? installment.

    It's all about demand and supply.

    Simple economics.

    How people perceive it is another matter altogether.

    I was looking at Cuscaden Royale before TOP at $1700 PSF and now after TOP, it's going for about $2600 PSF.

    Your place got no view or bad view is it? Even so also worth more than $1490 psf right (even if just consider the location alone)? Why hurry to sell unless you need the cash?

    interesting thing is I had it tentatively on the market for 6 months, and nobody interested, and just in last 3 weeks, ppl keep calling

    Dont need the money, but worrying if market still too hot and should lock in profit, thats all.....though do feel as well that 1490 too low given location (which is why I bought in first place 1.5 years back)

    resale market have quieten down and dead.

    see if you wanna take a bet,and hold the psf hits $1700.
    BUT will there be any takers.?

    Actually based on past caveats.... Ur offer sounds reasonable wor since only 8th flr..... I tink at most 1600psf in near term..... U can try ur luck to get 100k more

    Price is even higher in most of new launch.
    Tink is because Soleil will be TOP very soon.. Serious buyer looking to buy it & by the time of sales completion, is about time to collect the keys
