Your asking $psf too high or your unit low floor & lousy facing in lousy estate is it? Buyers look at absolute $psf or absolute total figure?
My lesson learnt is "Never buy a property just because it is cheap/cheaper/cheapest!"
(very often, they are cheap/cheaper/cheapest compared to some nearby condos or even condos in the same building because of low floor, lousy facing etc!).
Landed - ai yoh, bought already then after 6 months all problems come out how? (because owners touched up exterior to look nice but inside is a "can of worms"?). May end up to have to A&A?

u gotta calculate how much it would cost u to buy the 1 storey and build up to 3 storey to determine whether the 1 storey or the 3 storey is cheaper lor. even for the 3 storey, if u can determine how much reno u need to put in and add to price and that price is not too far from caveats then that would be a reasonable price lor.

The material used actually depends on the individual. It can be as high or as low as the owners want them to be.

That is the problem - Many of these are wealth from the old and not theirs or they only know how to make money from their profession (not investment). The current owners don't seem investment savy or they are not rich enough to buy more expensive properties in CCR. Many of these are also old and in dire need of renovation.
As I said, why pay so much for OCR landed? Our OCR has now extended to Johor Iskandar (and can still grow)! A 5-rm HDB flat of S$400k in Singapore can buy you a bungalow in Iskandar and still got spare change!

Yes, easy. Iskandar is getting popular. In fact, the old Johor Bahru town centre is like being shifted to Iskandar and that side not popular now. So if you live in some ulu OCR bungalow, might as well live in Iskandar bungalow (also OCR).

Novena is quite popular place for those rich Chinese and Indonesian people, so I have quite strong feeling that they buy Soleil and put their children to live in for studying and from time to time, parents or grand-parents comes for therapy or treatment.
I, myself met this kind of people before, when I rented out my other condo in Novena, so many Chinese, Hongkong people, Indonesian, Filipino they want to buy or rent the unit for their children!!)
