    I heard from the worker working at the site of #1 loft....possible, if they mobilize more manpower to the site...structural works already reach roof mah....now left renovation works only......why ask me? U dun wan to TOP early?

    I really don't see the logic between asking the your assessment and your jumping to the conclusion that I don't want an earlier date of the completion of the project.

    hmm....if geylang is to be rezoned and in fact it is already announced in the news, where do you think the current red light district will be landed? Congrats goes to the property buyers in this district 14. it is going to be exciting....

    Will any planner care so much about the fengshui of such district? They just pray it is well under control.

    U dun put so much hope....legitimate red light activities, can also be considered as commercial....

    i dont pin any hope. Just a comment that red light district will be disappeared in Geylang sooner or later. That's nothing new. The interesting question is where it will go to? Definitely it will not within our CBD area. Too expensive to operate. Rental is too high...

    From which source, u obtained info saying red light will be relocated away from Geylang? Can u confirm here? Is it just a rumour?

    Now Geylang is considered "partially" commercialise with vice activities already. There are so much complained from residents about the noises etc. I don't think govt will take the trouble and wasting the manpower and money just to re-classify the legitimate red light activities as commercial again. There are more advancement and better prospect for Geylang land.

    Hi Iris...,is it tough for u to a find a tenant nowadays?.geylang is very near to CBD, a lot of ang moh wana stay there...

    ..i have checked with agent...market value about 2600 dollars per month....the contractor said they are rushing to complete by june 2015...

    IMHO, some agents tell you high rental value so that you will engage them but I think it is not so much because my agent told me that it cannot fetch as much as last time liao in today's market especially so many projects going to be TOP soon. Unless you are lucky, maybe you can still rent out at this price.
    Currently, there will be lots of TOP coming up, competition will be great, so if you can get a tenant offering a reasonable price and if the tenant profile is good, it is better to secure it otherwise it might take you 2 to 3 months to find another tenant, of course for those who are lucky enough, they might be able to get another tenant again within the same month.

    There are different type of tenants in Geylang, not only ang moh, there are also Indians, Koreans, PRC, Malaysian, Indonesian and Philipino etc. I came across a "Hongkee" and "Korean" viewer too.

    U can still try ask higher rent if your unit is premium like higher floor, face certain view, corner, well decorated etc.

    IMHO, it depends on luck also. Some viewers don't mind about the facing while others mind. I have an Hongkee viewer, he brought along a compass to check the exact direction of the sun and dislike the west sun while my current tenant likes the west sun because he said have sun better than no sun.

    Another agent say if rent to ktv gals can get 6000 per month...dunno whether its true or not

    Thanks for all the feedback, I think S$2.5k rental per month seems like a reasonable price for now.
    I am not planning to do massive renovation since I am renting it out. (Hoping that I can get a tenant
    which will self furnish - expat).

    Let me know if anyone need any blinds, curtains to be made as I got "lobang".

    Also is anyone looking at their bank loans?

    Hopefully.

    Alternative is to break it up into 2 rooms which maybe can reach S$2,400 (S$1,200 X 2).

    A budget for a single expat usually is between S$3 - 3.5k.

    Hopefully, someone like this is interested.

    The space is so small, i dont think an interior designer can do anything. Better just choose a few signature pieces of furniture and be done with it.

    yes, v surprisingly...

    the number of ad-hoc whores are reduced @ lorong 24, mainly due to the cut-down in the terrace houses available to them for rent.

    lorong 24 would be hellish as the population density would be exponentially increased by the number of shoebox units available there.
