    Default What is the future of HDB prices? I have a situation.

    Hi gurus, i would like to seek advise on future hdb prices and whether i shld sell my hdb.

    Currently hav a 4rm flat @ SK @ buangkok, close to 5yr MOP, on 30yr loan, can fully redeem via CPF at anytime. Purchase @ 180K, can sell for at least 600K now.

    Was intending to move in with parents and rent out the hdb, easily 2.5K per mth, 30k per annum. Life-long passive income. And a HDB to fall back on for retirement.

    However, gut feel also tells me that hdb will not appreciate any much further beyond say 800K in short, mid and even long term. Meaning my capital appreciation is capped.

    Since we have alternative accommodation, we wanted to cash out, buy a OCR 2bdrm condo, approx 800K. We can pay initial 15% CPF and 5% cash and loan the remainder for 30yrs and settle monthly mortgage via CPF in full mthly. Rental from this will be approx 3K per mth, 48K per annum. This 'may' appreciate further compared to the hdb. We may cash out if the capital appreciation is good in short to mid term and reinvest, if possible.

    Any comments and advise appreciated. Thank you everyone in advance!

    Ocr properties seemingly peaked as well.

    Cannot buy back hdb once sold.

    Yes, 600K and still climbing, its the hottest area in SK.

    Yes, we also know once sell hdb cant buy back. This is the main reason holding us back.

    800K OCR 2bdrm is for D18.

    Feasible?

    If u can, why not keep the hdb and buy a condo at the same time. 2 source of rental income.

    Buangkok HDB 4A selling $600k??!! what kind of logic is that?

    Best is still to keep the hdb while buy another house ... till they decide to close the loop

    Hi..I am happy to learn the 600k sgd valuation. I think my 5 room Tiong Bahru HDB will fetch me 1mil SGD then.

    All the above 4 rm HDB has buangkok mrt just downstairs of course can command $600k!

    To the TS, u can never ever buy back yr 4RM HDB at yr price, keep it n be patient. Save up yr bullets n buy a PC.

    Can buy back... just sell all private properties and wait couple of months and then enter to buy HDB again... but much higher price lor. Then again what property price will not rise over years (minus recession)?

    Why not sell and switch to EC? Its the next in thing now coz PC in OCR are also very saturated...

    i also surprise some clown buying @ 600k in Sengkang. I think can buy queentown leh...

    if really 600k+ hdb @ sengkang, maituliao, confirm go buy those 3bedder condo at 800k+ if still available.

    Queenstown 4 RM HDB alrdy 700k+, agree 3bedder OCR condo at 800k+ looks really cheap cheap!
    But the Golden Rule is must buy within one's mean lah!

    In the final analysis.....its NOT whether you have a diploma,degree,masters OR PHD....its whether you have a HDB/PC/EC or LANDED...

    4rm HDB for $600k in sengkang?? Private condo seems to be undervalued... They should remove some of the cooling measures for pc.

    that area going for about $500+k. maybe occasionally some buyer may be convinced to pay more for the new renovations.

    U sell HDB now and buy condo now is as good as sell high buy high, not much incentive to do that

    what you are suggesting here is not investment, it is basically "downsize- upgrading" ie. from a 4br HDB to a 2br private condo.

    If you are serious about making money from property, then you should fully pay up your HDB loan and then use your saving to buy your 2nd investment property.

    Be patience, there are still many opportunity ahead plus remember this. HDB is as good as freehold, so keep it.
