Yep.. 3-mth SOR + 0.95 (but it say throughout)
The best package now I think from ANZ 1st 3yrs + .85, and thereafter +1.15

So + .95 throughout is a good deal

I am amazed that despite quite a no. of launches over the past few years, the take up rate is super good! Seems like a preferred choice for families!

Pasir Ris today quite good liao, Downtown East got cinema, the new Sports Center close to White Sands with water slides are very nice (better those condo projects with tiny 20m lap pool) ... the Pasir Ris library also is very spacious

    not bad for retirement

but this development is the worst of the four launched by CDL - acts as a natural buffer for its cousins against noise and dust from TPE

with an attractive price to boost, it is still a good buy for many potential hdb upgraders. Shall not repeat the other good points about this project mentioned by other members earlier.

Actually it is not really just a ''good" deal afterall if you go back home and think over it carefully. People are blinded by the heavy discount factored in. I was actually there on the preview day last Fri and even got the choice stack and unit I wanted (Stack 46 around mid floor for 4-Bedroom Compact and was quoted by the Agent that the price is around S$1.2m+ Nett Nett after discount of 15% + 7% + 2%). If you factored in the discount to arrive at the Gross, it would come up to around S$1.6m making it a psf of about S$1,259. This is exactly around the normal price range for suburban condo near MRT. The discount factor is very attractive and CDL is very smart to adopt such pricing strategy. Psychology, people have the perception that this is very ''cheap""which in actual fact it is not ! Not forgetting one have to set aside ABSD which in this case is about S$84K. Also, on that day, the urge to buy is just overwhelming as one is lead to a waiting area to decide whether buy or not without really got ample time to work out the calculation carefully. Good luck to those who have committed to buy and hopefully you have not make the decision to buy it on impulse just the next one to you is also buying or just kiasu better buy one first for piece of mind. Look like our Government cooling measures also no effect liao as when buying house, we are just crazy !

A qualified yes. A lot has to do with whether you like the project and at what price means affordable to you. If consider too much, you will not buy it. My sense is that property prices will at most remain stable in the long run given the existing factors. Why get something from hdb when you can pay a bit more to get a condo? Of course mr khaw is trying to review the pricing mechanism of public housing to make it affordable to most people again. Its going to be a tough one -.-

Yup...But it's also the closest to the MRT

And I believe Palette will also get its fair share of TPE noise...

In this day and age, it is inevitable to live next to major roads, mrt tracks, expressways etc.... There are no wide open spaces in Singapore surrounded with greenery, unless you want a place that's inconvenient, or damn bloody expensive....

For those who want to buy...go with what you can afford....don't stretch yourself too much....or put it off indefinitely by thinking that if you wait and wait and save and save, you will get the unit of your dreams.....

    Peace

Regardless, the strong take up rate shows something. You want everything under 1000 psf?
