    I think starting since Echelon, they have been opening showflat to public First to See and then Sell at a Later Date.. easier to sell in this manner rather than just going through the floorplans

    Open to all as far as I know so no one will need to wait at the door

    BW is no longer free GFA to the developer. but developer can still built BW.

    Probably got to with the time when the developer purchase the land. It would be the same for the last plot of land that the show flat sit.

    Just came back from the showroom. there is still a crowd but not many. Was told the kitchen isle is in the package. I like the id for the guest room with the loft bed. Probably will do the same for my palette. There's also a ceiling storage for the MM.

    If I am CDL, I got so much cash in balance sheet. Of course collect money from 3 bedroom [given palette sure can clear], no hurry to clear 2 bedroom. So I put all the 2 bedroom stacks at lousy locations like near tennis court, face the road or near expressway and market them as low psf low quantum put big big in ad.

    1 BR I limit the number and sell a few units at 1050 psf and mostly above 1150 psf given livia is 1000 psf for 2 bedroom and market them as low quantum.

    Worst plot launched last.
    Affordable means small

    I was there too. Got a couple of interesting ideas on how to do up my future palette like the many creative ways to use the wasted space on baywindows. My personal fave is the 1-bedder followed by the 2-bedder. The 1-bedder looks so liveable with the super cool looking kitchen island top (its free!) and mini walk-in-wardrobe ^^

    it is, but their best plot is actually the showflat's location.

    I guess it's priced to sell! Pasir Ris has not much potential for growth since the launch of Palette anyway. Given that this plot of land's cost is so cheap for CDL, they're probably pricing it to sell off quickly than to be greedy

    What is CDL going to do with the showflat's location? Is the showflat's location part of D'Nest development?

    The price look much better now... Look at Flora drive asking price.. crazy... This is much nearer to MRT and shopping mall...

    U should read up on this entire huge farm land that cdl is sitting on. The show flat plot will be launched later this year or next depending on dnest sales. It is a separate project.

    save the BEST for last....they will turn into public carpark and collect parking then when announcement made for new MRT cross island line..they will launch at $1500 PSF...
    In the final analysis.....its NOT whether you have a diploma,degree,masters OR PHD....its whether you have a HDB/PC/EC or LANDED...

    Cdl has already converted these plots to residential, 99 year leasehold. Think carpark does not fit the land use.
    Like the chairman said about their iskandar plots, they are not in hurry to cash in. They bought those land dirt cheap, now waiting for the area to grow to maximize the catch.
    Same strategy, for these pasir ris plots.

    Anyone has any idea how much is the maintenance fee? This project actually only has 700+ units instead of 912.
    With facilities like sky terrace and such, think it will cost more.
