    ECO sold 580 units, price starting from 870k
    Echelon sold 280 units, price starting probably from 900k
    D Leedon suddenly having good sales
    Sky Habitat may start marketing again
    Urban Vista Hotel 81 style madness

    next CM....

    - local-ABSD 5% for 2nd property, foreigner-ABSD 15% for 1st property...
    - for each next property purchased ABSD increased by 5%.... every next property +5% ABSD until limit of 200%...
    - ABSD until all speculators and investors lau-sai....

    I think the next CM will be targetted vs HDB owners and perhaps developers building luxurious EC.

    I watched TV, all analysts say 2013 will be better than 2012 (look at STI return you will know liao)

    And this forum now full of bulls only

    But I think we are only in 'Greed' phase ... probably starting to enter delusion once rental yield drops to 2%

    but garmen very happy ... more CPF to invest in UBS, C, Barclays, BAC, Stanchart, Olam, China .... garmen want to protect the poor ... so the poor cannot buy loh

    IMHO, there are 2 key reasons why prices have been moving up over the last few years:

    One. The low interest rate that seems stuck at this level. When interest first dropped to less than 1%, many still dare not enter the market because they feel that interest may move up. Over a period of time, the low interest becomes the "new paradigm" and now people begin to not worry so much about interest going back up to what it was in the past.

    Two. The decreasing size of the unit resulting in increasing psf while minimizing the absolute quantum increase. The various price indexes are calculated using psf price, thus resulting in the indexes showing upward trend. The decreasing size is another "new paradigm" and now people begin to accept the smaller apartment size.

    I can't see how interest rate is going to go up any time soon, and I can't see how unit size will ever go back up.

    What choice do we have? We are now more fearful to sell than to buy. Yield drop to 1% its still break even with the interest rate. Yield is irrelevant now, its more to do with storage of wealth. Those people investing in shares now, in 5 years time they will be sorry. They will hoped they had invested in property instead.

    Now the bubble is mainly driven by parents chipping in and children choosing to stay near parents and MRT. This is the new paradigm for mass market condo. We are probably around the upward slope but the word "fear" should replace "greed". To them it is horrifying to see the property purchasing power of paper money dropping so fast.

    Yes, we discussed this "teaching how to fish" and I added "whether there are fishes" in a thread a few months back. The easy to get fish (cheaper properties) are gradually being swallowed up. In future, left only very difficult to get fish for the rest. By end of next year, it will be difficult for young couples staying in a HDB to move to 3 bedder mass market condo, so EC will be super hot next year.

    The savings of the parents will be eroded. I'm not sure if this is good for our aging population when their wealth is locked in their children's properties.

    Now is the time for those who are on the borderline to buy.

    There is a common fear that if they dont buy now, they maybe completely locked out of the PC market in no time!

    We all know why this is happening right ?

    With the government immigration policies, Sg has attracted many many foreigners who are in the top 10% of the country.

    So in the past, if you are in the 20-30% of the population, you should be able to afford a PC, but NOW, sorry folks, you are now in the 30-40% population and are thereby squeezed out of the market.

    How does these "new" residents do this ? By being able to afford PC and push the prices up.

    So those in the ex-20-30% are trying very desperately to cling on to a PC before they are permanently (or for a loooong time) "downgraded" to HDB PRs.

    Stock will increase when there is a market expansion or the expectation of market expansion. Since the beginning of internet age we can see more clearly the limit of the whole global market. No more guessing the size of the market, its all there in all digital glory. Now properties punter like us similarly can get real live data. Now futures data are available to everybody. Now its the big boys, who are able to move market. No more market events such as innovation or growth to spur share price. Even the weather they can predict.

    There are cash rich people who might only want to use cash as cpf OA i/r still higher than bank's. This CM will have no effect on them.
