    You are really bullish ... I think interest spike might see some moderation in prices but I don't think that will happen so soon, esp w the dismal US job creation results ...

    I agree with you actually. Interest rates hike will definitely moderate prices a bit.
    On the other hand, cooling measures are actually holding prices up because sellers are unwilling to sell at a low price due to the high replacement costs that they are facing.
    But in my opinion, for prices to PLUNGE, a crisis such as disease, financial turmoil or war must happen.

    interest rate spike will kill the following:

    1. those with student loans ... more US workers earning 2k pm are holding it

    Amount of student debt owed in the US: $1 trillion
    Avg per student: 24k

    2. US government (including municipal i.e. town councils) having large amont of debts
    3. US households struggling to pay houses bought at peak

    so US just needs to be the cleanest dirty shirt and continue to muscle its police power to borrow money cheaply

    provided they put a condenser, frankly with the units getting smaller, they could just put 2 condensers at the back to power the units in the whole house.

    I suggest go to the showflat on weekdays. I was there at 3pm just now and the showflat feels like bursting already. And today is just a weekday...

    The next CM is always coming. Because there are hardly any good buys in the market now (many sellers unwilling to sell low because of the high replacement costs), the best bet are SAFE buys.

    Probably many buyers flock in to buy safe buys now?

    Investors dont operate on such moduli. The first para is mostly to do with people who use tt property to stay.
