I guess these new pc buyers will be supporting incumbent to protect their asset value.. ESP. over some opp that are aggressive in playing up concerns of High property prices.....

Can you imagine, agents pulling you from one fence to the other since these two projects are side by side.

But unless Sennett launch is delayed again, it looks like it will be the first of the two.
Sant Ritz is targeted to launch in end Mar/early Apr 2013 which is at a later date than Sennett Residences unless Sennett delay.

Price expected to start at $1.5k psf, sennett already launching 448sf for SGD770k! hence doubt developer would price it any lower, unless they wanna make sennett buyer regret.

You mean the one on the P P rally site ? The area include clearing all the terrace houses and the Xie Rong Court, abt 810 housing units and 4,000 sq M of GFA for commecials. If they built a smaller than Nex Mall. it will be fine.

No fish, Prawn is also good !! The area will be popular with the youngster ( esp from the St Andrews Village ) and next to Mrt will be a good meeting place.

From the URA master plan, the land is for commercial AND residential development and will be available for tender in Jun 2013. Area is estimated to build 810 housing units plus an estimated commercial space of 5,000 sq metres.

5,000 sqm for a mall is quite small leh...probably only the size of Isetan dept store in Nex??

That's 70% of a football field. Still quite big I think.

From the floor plans for 3 bedroom deluxe (from 1044 to 1259 sq feet) - 3 balconies but no yard or utility room - and one of the bedroom is small (cater to a single bed).

Looking at stack 15, 17 & 20, One can enjoy panoramic views from all 3 balconies.

For the 2+Study in the Row House block, the Master Bedroom does not have ensuite bathroom. There's only one bathroom to be shared by the Master Bedroom and the common bedroom.

Personally, I think a max of 2 balconies is sufficient.

With the third balcony and no yard, one of the 3 balconies will likely end up being used as a "yard" for drying clothes.

One can always hang clothes at one of the balconies and enjoy the panoramic view at the same time!
