    THE Topiary, a 700-unit executive condominium (EC) development along Fernvale Lane, at Seletar Hills, will be open for e-application come Friday.

    While official prices have yet to be disclosed, consultants project that the development, which has a mix of two-bedroom, three-bedroom, dual-key, and single-storey penthouses, could fetch from $700-$720 per square foot (psf).

    The majority of the units are in the three-bedroom and four-bedroom category - a three-bedroom unit ranges from 904-1,130 sq ft while a three-bedroom dual-key ranges from 1,259-1,539 sq ft. A four-bedroom dual-key unit ranges from 1,389-1,636 sq ft.

    The project, which is being developed by Kheng Leong and Qingjian, also features 16 penthouses, which range from 1,970-2,476 sq ft.

    Citing National Development Minister Khaw Boon Wan's reminder to developers to be mindful of the intent of the EC policy, Alan Cheong, head of research at Savills Singapore, said: "The minister came out to fire a warning shot, so these guys may be less aggressive in their pricing strategy... (Previously, a development in this area) could even push $740-$750 psf."

    Donald Han, HSR Property Group's special advisor, expects the project to be fairly well received.

    "Unlike the north-eastern side where there is a proliferation of ECs, the Fernvale area doesn't have as much EC competition," said Mr Han.

    He added: "At this point, the mood is still positive so developers are unlikely to offer discounts or be concerned about Minister Khaw's feedback. If anything, minister's feedback will probably impact developers bidding for EC sites now because you never know what's going to transpire in the regulatory framework in the next two to three months."

    The e-application period for The Topiary is from Nov 30 to Dec 4; booking day is on Dec 7.

    ERA Realty Network and CBRE are the marketing agents for the project.

    Interesting landscape and artist impression. Is the land wide enough to do all that.

    The room sizes are small compared to older ecs

    Those fernvales i would imagine.

    As for room sizes. All the new ECs are like the new PCs. No more big spacious rooms liao.
