ok If given 2 MM unit in the same development one is 350 sqft and 360 sqft..same lay out..does the 10 sqft make a big difference for one person staying?

if you're not the tidy and organised type, take the 360 sq ft hahahOriginally Posted by xtreme_46
the difference 1sqm. about the size of a mahjong table. if the both are same layout, meaning no balcony, then go for the extra 10sqft if the price does not differ much.Originally Posted by xtreme_46
got balacony but from the floor plan the balcony is like one strip shld be quite small..the 10 sqft is 40k differenceOriginally Posted by leesg123
If u r not v tight on the budget, go for the bigger unit. 40k can be earned back easily ... But house once buy liao will stick with u for many yrs...Originally Posted by xtreme_46

Agree. if the additional 10sqft for the 360sqft unit is at the planter area, whereas the 350sqft unit has no planter, then just go for 350sqft.Originally Posted by property_finder
when u play MM, quantum is the key. buy the cheapest unit in the project.
Think of it this way, when you are renting / buying.
How much more will u pay to rent a 10sqft bigger apartment? (lower quantum higher yield. 500k vs 540k makes a big difference)
When it TOPs, many may be trying to sell their unit. U have the price advantage to undercut them!
Take a 2.5k rental, 500k VS 540k = 6% vs 5.5% yield.
curious qn for mm buyers: is there no min size to consider at all? like cut-off at 484sqft or something
how small is too small
if you dont't own any property, you're short. take cover quickly
i think thread starter is looking to stay in the mm.Originally Posted by xtreme_46

Obviously, choose the most functional and value for $$.
Well, typically for own stay you may still think of the resale value in the future right? a 1 bedder is always a 1 bedder. dosent matter how big or small all u have is a living and a bedroom. what else could u have?Originally Posted by ilgr
Say you're buying a resale unit now, the 350sqft at 700k vs a 360sqft at 650k which 1 will you buy?
10sq = size of air con ledge
Go for smaller one if for rental. But for own stay, go for bigger one.
For rental, you are absolutely right.Originally Posted by price

I would think 10sf for a 350sf unit is quite significant ... so depends on how different the layouts are. If the 10sf means an additional yard (for washer) or balcony strip or some space which may be of significant value to potential tenants, i will get the bigger one. But did u say its similar layout?
Having said that, 40K for a 10sf means $4000psf !? As many bros have advised, if the additional 10sf is not put for practical use, then go for smaller.
$4000psf....Espada??
for own stay, get the bigger one.
for investment, get the smaller one.
If that's the case, I won't pay the extra $40K!Originally Posted by zeamybro

worst if $40k is for a bigger aircon ledgeOriginally Posted by buttercarp
$40k is justifiable for the one with better layout and facing, example pool view not facing the main road, west sun, otherwise don't waste the $40k.
If 1400sf to 1410... no effect.
But 10sf for a 3XXsf, it will be some effect.
Esp if it is for useable space...............Originally Posted by ctng78
