    After govt deplugged new bto hdb price from condo, cm7 maybe removed as they won't bother how much private condo prices will rise since new bto hdb can only sell back to hdb. So it will satisfy all parties, hdb remain low price, condo price can be as high as possible and no one will complain hdb expensive and cannot afford.

    Per ST,
    a. > 180 out of 230 launched sold
    b. Average price is $1,350psf
    c. Many of the buyers ST spoke to were investors keen on the location, with Changi Park nearby and an upcoming commercial and retail development next door
    d. Buyers undeterred by the ABSD

    Sadly, THEY WILL STILL KPKB as they now cannot upgrade to pte or own multiple propertues. Never ending greed one lah. Gov owe them everything. Best if gov can help them wipe their shit everyday.

    After UV and Eco TOP, optima owner can kiss goodbye to their high rent and hug their depreciating asset (99LH, by then should be 10yrs gone).

    Rental 3.2k. Latest transacted 790k.

    4.9% yield. Still very good yield. At 4% yield, rental is at 2.63k. So still very safe IMO.

    Optima would have collected 3-4 years of rental (> 100k easily).

    UV average 650k, Optima last and highest is 790k.

    ECO is the worst. Studio hit 1.1M. We know rental at Eco, Optima or UV will be the same. A studio is a studio.

    rental of 100k, not excluding to minus the mortgage and property tax and maintenance. if buyers bgt at current price 800k will be worse off.

    bgt at 800k, rental 3k, minus 2.1k mortgage and maintenance fee at $200, and property est 2k.

    after deducting annually is less than 8k into pocket.

    everyone have their own way of calculation, may not see eye to eye.

    no doubt, only buyers at new launch regardless UV or optima have better returns.

    The 2.1k paid to the bank clear off your loan. So into your pocket in other words. Of course, new launch is better. They bought it cheaper.

    Like Sail, first buyer bought at 550k. MBR first buyer bought 850k.

    To me, UV is cheaper. Optima has rental over the next 3-4 years. ECO too bad - too ex, no rental.

    How about DNest 1bedder at 500-550k?

    $2k rental @550k fetch 4.3% yield. I believe it can fetch 2-2.5k rental.

    Optima resale is way too overpriced imo. It makes UV looks cheap even though i find UV expensive too.

    at the same yield of course TM much better than Pasir Ris lah ... UV also much closer to MRT and CBP
