    for the master toilet, you open the door it covers half the toilet liao ... that is how small it is, 2 seater sofar also must push against the wall



    Verdict, ECO for own stay, UV for renting out

    2-bedder (non-DK) have to share the shower room.

    As pointed out already, these units are really very small.

    The phenomenon of the shrinking condo.

    Soon the HDB upgraders will realise their folly in upgrading. They are paying for amenities they might not need and sacrificing their space. Is it really an UPGRADE? Can we coin another term for it? Something which is a hybrid of UPgrade and DOWNsize.

    You can hardly swing a cat in these new condos. You will have to hang your cat/dog from the ceiling. Construct a cage which you can hoist up and down.

    Both of you are sharp! Me too excited about the floorplan, didn't pay attention on the actual size....

    Optima compact 2 bedder is only 1 bathroom, it's around 700 Sqft.

    This UV 2 bedder is only 549 Sqft, and got HS some more

    sis I am not too enamoured of the floor plan.

    Archipelago 2-bedder was a better buy. More secluded and less competition from the masses in that devt.

    does 549sqft and 689sqft numbers include the upper platform area?? if include, the actual area is even smaller

    If you go to show flat, please bring your measuring tape. Isn't it time the developers put the real measurements on the floor plans?


    You might have to customize some of the furniture.

    Carpenters huat- argh!

    Yes good advice from sis here. My friend bought mezzo from floor plan seems alright but when move in then realise mbr can't fit the queen bed nicely. Have to push the queen bed all the way to the wall without being hit by the swinging mbr door. In the end my friend changed the swinging door to a sliding one.

    rental income 2.5k each "room" = 6% rental yield.

    if rental income @ 3.2k (Optima) each "room" = 7.68% rental yield

    I don't think so... Maybe we can show those factory in ubi to be the copy cat? Sooner or later, singapore will need such all-in-one furniture

    I don't think can fecth so high bah.... Who will rent such compact unit? Junior staff? Young couple? Maybe $2000 per room still too high for them..

    $2500 per "room" not a good deal. It's no more than the size of a hotel room and I believe the shower rooms may be smaller than hotel showers.

    For that px, if I were them, I would rather rent HDB instead. Provided there are still HDBs available for rent by then.

    since master br at HDB is 1k per month with attached bathroom, Hotel 88 style studio at TM MRT should be min 1.5k-1.8k, 2k might be a bit of stretch for such small rabbit holes

    UV will provide such furniture deck, to put queen size bed on the upper stair. So one can have extra space downstair as study room. This is so-called soho which was introduced by Far East initially.

    Agreed, not the real dual key. Initial dual key is to allow 3 generations to stay under one roof. Then someone think to rent out the studio but the main one for own stay. Since this project is mainly for investment, developer believe landloard will not stay in, so they innovated the improved DK unit, just to allow 2 families stay under one roof, but share the kitchen, because young couples hardly cook in fact. U can call them 挂羊头卖狗肉 but that's one of the selling poins I guess. Dual key + soho, 今年流行混搭风

    3 bedroom is only 800-850 sf, really a budget hotel room size
    and 1480-1680psf
    not sure of the discount
    gross price is comparable to eCO

    just finished the study of the internal layout and site layout..
