to entice buyers to buy more. in this case, buy bigger and spend more.

In short, from the point of the developer, a say 100sqft corridor area is used to earn a 500sqft MM unit vs a 100sqft corridor area used to earn a 1600sqft 4 bedder, developer will find it more worthwhile to sell a 4 bedder if both psf are the same. As such, a MM unit will naturally command much higher psf!
Also, the psychological barrier to buy a $700k MM is lower than buying a $1mil 2 bedder in terms of absolute cost. Tapping on this weak point, developer charge high psf for MM units lor!
