    Default How come in same development MM unit price per sqft always higher?

    why 1 bedder/MM unit the price per sqf is higher than 2 bedder or 3 bedder in same project?

    same logic as why buying in bulk is always cheaper.

    to entice buyers to buy more. in this case, buy bigger and spend more.

    otherwise a 3000 sqft penthouse will cost like 4.5m if priced at 1.5kpsf?

    HDB psf is also higher for smaller unit.

    Its logical and legal, thus developers will adopt it to make more money.

    A 1 bedder will have the same corridor area as a 4 bedder so the amount of space used is actually more. In short, from the point of the developer, a say 100sqft corridor area is used to earn a 500sqft MM unit vs a 100sqft corridor area used to earn a 1600sqft 4 bedder, developer will find it more worthwhile to sell a 4 bedder if both psf are the same. As such, a MM unit will naturally command much higher psf!

    Also, the psychological barrier to buy a $700k MM is lower than buying a $1mil 2 bedder in terms of absolute cost. Tapping on this weak point, developer charge high psf for MM units lor!

    These days 4-500k MMs are no longer available.

    There are...in Geylang and FH some more.

    Can buy for Investment and rent out.

    Same reason why gold bar at 1gm is retailing at much higher value per gram basis compared to a 100gm gold bar.

    even in Geylang it's getting rare. no more 4xxk for sure. 5xxk at even numbered lorongs maybe.

    Its quantum.

    if it was to be price cheap, people wll start to wonder why.

    same goes for everything. If its too good to be true, its probably a reason for it.

    next time when selling sell higher then the last transacted, maybe faster to unload then under cut.

    But. But but... MM in RV area not controlled right? Isnt that part of the central area whicb dont have the limitation...
