    HOUGANG 2,400 2,300 100 4.3% 2,100 300 +14.3%
    TOA PAYOH 2,600 2,500 100 4.0% 2,300 300 +13.0%
    CLEMENTI 2,600 2,550 50 2.0% 2,300 300 +13.0%

    The winner goes to Punggol ... perhaps is because very new flats and the Watertown effect

    MARINE PARADE 2,300 2,200 100 +4.5% qoq 1,950 350 +17.9% yoy

    Some mistake?? JE 4rm already clock $2800, not only one but a few at this rate...

    got people hdb already rented out, then kena SER and move over mah... or they working oversea,... or got mp letters and etc etc
    Clementi Blk 416-425 last few months received keys only, now few units for rent liow...

    I must have lost touch with hdb rental market. Didn't realise a 4rm in a mature estate in toa payoh can fetch $2,500 in rental.

    Not bad for someone who has fully paid up flat and even get subsidy for conservancy charge. May be that is the reason when the household earning more than 16k complaining to Chun Sing about as he is not enjoying all these benefit and yet pay higher tax.

    Complainer lah. $16k per month still gian for the subsidy. Should have plan and kept the hdb lah.

    That is because 16k per month is entering a different tax bracket ... every month paying 1-2k tax

    And then 16k per month must have 2 maids, 2 cars, 2 trips per year for the family, children attend British Council, blah balh .... very high expenses yet not rich enough to set up companies

    But got many ways to lower it like SRS, top up CPF etc

    But now top up CPF also dangerous ... sekali CPF SA rate drops to SGS 10y + 1% = 2.32% now

    Why must have 2 maids and 2 cars. As the chinese saying goes, they don't have such a big head don't wear such a big hat.

    The taxing item is the second car. For a family income of 16k, i would suggest 1 maid and 1 car.

    4r HDB median monthly rental latest update for Q1 2013, looks like median rental is not much diff between better / poorer location, except Bukit Merah, Queenstown

    TPY 2,600
    Clementi 2,600
    Tampines 2,500
    Jurong West 2,400

    Queenstown 2,900
    Bukit Merah 2,970

    verdict: rental flat since last update

    A friend is renting a 3rm HDB at Dover Crescent at S$2,500. Not sure how much the HDB worth because there is no transaction for comparison.

    but a 4rm 91sqm HDB of the the same block has been sold at 0.75M.
