    not to mention that the vacant land next to MRT and in front of Echelon and Asky will be up for tender soon...

    Wierd looking shape....and so close to the MRT! wonder why they dont designate it to be a shopping plaza instead (like Tiong Bahru). would be nicer ,no

    I would rather get one more unit of Clift with immediate rental.

    People buying Echelon are looking at both rental yield as well as capital appreciation potential due to higher GLS land prices.

    In terms of rental yield, I think Echelon will lose to many surburb PCs.

    with $2400 psf, is there still potential apprenciation, say, in 5 to 10 years? how about we take Icon as benchmark?

    Coral is moer reasonable.

    $2400psf will probably be a unit that is very high floor with a good view. Considering what Singland had paid for the other site, as well as potential higher land price, this project should appreciate by another 10 to 15% when it TOP.

    For such projects, new and trendy is always better than old. Better to buy at launch, sell at TOP, instead of holding on to something that is already past 10 years old.

    JGatway highest psf1700+, Echelon highest psf 2400+, difference 700psf, or say echolon is 40% more expensive than JGateway. Isn't the difference big enough?

    There are 2 ways to look at it actually. You can either believe what you just said, or you could believe that JLD has become a attractive place for investors.

    Personally I choose the latter.

    well, you are right. and i am right too.
    JLD has become a catalytic play.
    Same as the Iskandar area where condo prices have exceeded even some part of KL.

    Compare the these with the big picture in Asia? We are still below that of HK in terms of prime..so i'd say -> Singapore prime still has a long way to go towards that of 5000 Sgd psf (current HK prime prices)

    With the impending reduction in GLS, it is likely that the developers experience slower sales and foresee lesser supplies/competitions, therefore there is a good chance that those with land continue to raise the prices since buyers tend to go for new houses.

    record PSF should be 2474psf for a 1 bedder 452sqft
