    The strange thing about demand is that it comes and goes depending on the economy. When things are looking up, there will be genuine demand. When things or sentiment turn bad, the demand just disappears.

    To put it simply if the people think the prices is going to fall, nobody ill buy even if they have money

    Only speculators or overleveraged ones need exit strategy.

    Agree totally!

    I also like to add that there are generally 2 type of property investors (not speculator). One is to buy and rent it out for yield and keep the property without any intention to sell. The other type of investor is also for yield and will not hesitate to sell for a profit.

    The second type of investor also has plan for exit strategy.

    There is another type of property investor, one which paid out in full in the shortest possible time and keep all his money in bank and CPF.

    It is not just the type of investors but the profile of the invested properties. Some of them have to be flipped quickly while others can hold for mid or long-term.
