    The trilliant at tampines. Tampines is a good location.

    Trilliant is pricey though...almost same price as palette at Pasir Ris.
    If location with regards to price, I feel Esparina follow by Prive.

    yea ESPRINA is pretty near mrt.

    New downtown line mrt at tampines is very near trilliant. So in future got two stations. Bishan loft also at least 500m and it is not a new condo. With ECO at such high price, manhanttan at high price, trilliant will be very high price In future.

    For those who works at Changi Airport, Changi / Pasir Ris/ Tampines may be the best location..........

    If location, Nuovo not too bad - very near to YCK MRT (300m) and around 600m away from Lentor TSL station. But strictly based on location only cos NSE construction will raise a ruckus (and plenty of dust)

    A good way to check is to see which EC has the highest rental.

    1) Prive
    2) Twin Waterfalls
    3) Waterbay
    4) Esparina
    5) Northoaks
    6) Woodsvale
    7) Tampines Trilliant
    8) City Life (next to Tampines Trilliant) - to be launched soon
    9) Nuovo
    10) Eastvale
    11) Westmere
    12) Simei Green Condo
    13) Windermere
    14) The Rivervale
    15) Bishan Loft
    16) The Quintet
    17) Yew Mei Green

    ECs close to LRT:

    1) Riverparc Residence
    2) Blossom Residences
    3) Austville Residences

    Plus the junction 8 mall, library cpf board office. Everything is there. But how close is Trilliant to tampines mall? That could be a future contender. And those few in punggol also got some potential.

    i think BL's resale price speaks for itself. Though the development is nothing much to shout about, really.

    Location still is king!

    Sixth that. Not only near two choice MRT stns - NS and Circle lines and being central and proxiimity to Orchard and CBD but also what is the cheap cheap psf sold then compared to today EC ??? Who cares it is older development ?? What matters is value for money ( today EC how to fight ?? )

    Which EC owners are laughing to the bank if they are to sell their PC (after 10 years ).

    BTW, I don't owned any EC.

    Been to the compound a few times at bishan loft. I think the facilities layout is better than clover by the park.

    Simei green is near to the MRT but the layout is kinda non conventional.....
