    Default Eastern Lagoon 2

    Looks like prices are picking up for this old condo.A 1378 3 bedder going for 784$/sq ft.

    Not surprising. Bleu at East Coast is asking (and possibly going also) at $850 psf.

    The whole stretch of Upper East Coast road seems to have high en-bloc potential. Cassa Nassau is now going for enbloc as well. That stretch , anchor garden, east coast ville and richeast mansiion were all enbloc. left only Villas Laguna and the other 2 condos beside it. I suspect the plot ratio for that stretch is going to increase !! so good for those owners there.. expecting a windfall i supposed...

    What say we.Good price we sell .Lousy price we hold.
    This is Upper East Coast.FH.Big land .Future MRT.+- plot ratio revision not important.Lower plot ratio more exclusive.If you have 10 Ferraris you still have plenty of space to park.No need hurry to enbloc.Developers have nothing to eat the last 6 months very hungry.

    Develpers are tired of being demonised by minority owners who are not keen of en bloc. Very little appetite now from developers. Most turning their attention to straight forward land sales for landbanking purposes.

    Enbloc is dead.No developers would want EL.The plt ratio is still 1.4.Residents can stay there for another 5 to 10 years safely from enbloc raiders.One of those big land old condo like Ocean Park.The land is a premium.A still fairly affordable alternative to new Marine Parade expensive condo.
