    Default To buy or not to buy

    If you are a SPR family working in Singapore for 10+y and now reaching 40 .... would you buy a PC now? If you buy later, less and less loan tenure or less LTV will be allowed for the bank loan. If you buy now you scared buying at the peak or near peak.

    MAS new ruling just created problems for such families

    I will sell my current/old HDB, get a new one or new EC.

    If got $$ to pay the downpayment then just buy. Its not for investment but own stay. Peak or no peak doesnt matter here. Assuming they continue to stay here, they wont vacate the house if prices drop or sell it off once price moves higher.

    Wait for correction may cost you more than jumping in now.. or soon..

    There might not be any meaningful correction. Prices could just move horizontally for a few years before moving up again. Even if it goes down say 10%, are you sure you will go in or become greedy and start waiting for another 10% correction. Before you know it prices make a quick u-turn and you end up chasing prices and paying more .

    The blue IC is valid for life as long as you stay within the country. Just need to renew the visa when it expires.

    Not sure about that.
    If you obtain the PR because of your job, then next time no longer working, can you still retain the PR?

    to buy or not to buy .... just go for resale if really want to upgrade... new launch prices are too crazy already... both pc and ec

    Nothing changes as long as the PR doesn't leave the country and return with an expired reentry permit.

    Another question : is the re-entry permit granted based on case by case basis, or will it automatically be granted as long as one is a PR?

    You mean renewal of reentry permit? Not sure about that.

    Of course case by case basis.

    What I do know is that they look at the percentage of time you stay in Singapore. If your are given a 5yrs PR & you only stay in SG for 1 yr and the 4yrs stay in home country, most likely will get reject unless you have a very valid reason to convince. And don't think they don't know anyhow tell lie hor. Everything in the passport & the computer system.

    I am SPR for 10 yrs. Own a pc now have been looking for the 2nd 1 but really no luck. Either went to show flat but dont like the unit or fully sold..

    Personally, i cant touch HDB due to the several new ruling. If I can, I definately will get 1 for investment. Have been so many country, I will say that Singapore HDB is world class. Too bad I cant touched. For the PR renewal, my understanding is that you will lose PR due to the following reason:

    1. Jobless (My wife has been working in Sg for 10 yrs but PR due when she quit job to deliver BB.) PR cant be renewed simply due to jobless.

    2. Criminal offend

    3. Too capable till picked by Sg government to offer them Citizenship. If you reject the offer, then say bye bye to the PR. This happen to my friend.

    New cm doesnt affect me much as I am in early 30 and new property wont put under my name to avoid stamp duty.

    whether buy or not buy, I rather ask myself whether i have done enough stress test on my financial. If I still can pay instalment and feed my family for at least 10 months by losing the biz, income and no tenant, I will buy regardless the price. Everything has a cycle. Now maybe peak and price might crash, as long as you can hold, price will come back. Even you buy at super low, you still need to fire sale if you cant hold it when unforseeable incident happen.

    My priority is that family come first. Minimum must have root over their head and food is ready for them everyday. Investment is really for spare cash.
