    Population stood at 5.26 million as of December last year.

    yes, redevelopment of old town ... he hinted SERS

    and higher plot ratio

    300k SPRs + 100 SCs push OCR near MRT from 650psf to 1300psf ... if take into another 300-400k, OCR will hit 2500psf ...

    OCR 2500 psf possible. How big is Spore? Everywhere also business park/mrt/shopping mall.

    HK is over 7m population, do u see their OCR anywhere near S$2500?
    instead what u will see is ever shrinking unit sizes and MMs.

    OCR is fast catching RCR prices. Infact, some already overtook.

    More to come. Just look at JLD, Hillview, T. Merah, Bukit Panjang & Yishun Hub, Watertown with 2 more shopping malls, Woodlands Regional Ctr TSL.

    How can OCR overtake or even be on par with RCR... and RCR to CCR.
    There must always be a gap no matter what.

    So if OCR is at RCR price..then should buy CCR and RCR now.

    this is not absolute ... for investment i would rather

    1. buy ECO than freehold at Geylang
    2. buy ECO than 8RS
    3. buy Kovan than Woodleigh

    but I will take Waterbank compared to Kembangan
