    Default Duxton 5r HDB rented out at 4.5k per month

    A few units according to news

    after 1m HDB, 1.28m HUDC .. now 4,500 monthly rental for 1023sqft HDB

    Duxton Star will be ready to attack next year after 5y MOP

    Annualised that, I guess you would be lookong at $1m easily.

    yes, 1 million for 1000sqft, translating to 1000psf

    Wonder who is the tenant?
    Must be an FT or expat?
    How come haven't MOP yet can rent out?
    Landlord must have been posted overseas by company?

    At 1mio, yield is 5.4%. Super yield still.

    most lkk HDBs will be able to command that yield that if near MRT .. it is the capital appreciation potential that will drive ppl to buy prime location HDB

    a number of duxton buyers buy for investment with no intention of staying there. they "plan" their posting out long ago.

    I am sure HDB is monitoring this place. This should be genuine case where the family is abroad due to overseas assignment. Not bad with such monthly income. HDB in cityfringe will be hotter now.

    I heard that they have to be posted by employers overseas then can rent it out during the MOP.
    Cannot suka suka go overseas to work and rent it out.

    I know cos my bro go overseas to work on his own accord and cannot let out his new HDB flat.

    I dun think Duxton can sell much more than 1000psf simply because garmen already ban private property owners from co-own HDB

    The only demand will come from downgraders i.e. those who sell off their own private roof .. which is small in number

    1000psf is out of reach of HDB upgraders

    Yes, it will be > 1m but volume will be very low

    Enbloc owners will have the money or young adults with rich parents. Good investment. Sure win as this is the one and only iconic flat in the city to commemorate the achievement of vision set by older Lee during MBT's time in URA.

    Young adults with rich parents aspires HDB living?! ... if I have rich dads, I am staying put in Paterson Road

    I remember also got Duxton Star kind of HDBs in Queenstown ... akan datang the 2nd Death Star

    This is the second 川 from Marina Bay direction, the first 川 being MBS... from the South inwards into inland align with the Flyer with the correct rotation and colours in the nite.

    Ex-colleague of mine paid $400K+ for a 5 room unit, waited a long time for it and finally moved in 3 yrs ago .... unit on #48 , fantastic view, my opinion above $1mio not a problem

    when u rent out during the MOP period with the approval of HDB, the MOP will be extended accordingly

    maybe husband and wife loved each other SO much they cannot stay under same roof...action action seperated...then with HDB approval rented out and collect 4.5k rental and staying with in laws...SOUND familiar......use money to go holiday in soutj of france....singapore is such a wonderful country play ur game right....your RICH..
