Property prices will definitely rise over time. Its a matter of how much and your holding power... those who are looking to buy will hope for price to plummet while those who have bought or thinking of buying will naturally hope for price to rise. Best position is to have cash to buy when prices fall and properties to offload when prices climbs...

But the Billion dollar question is when is the Best time to buy and sell.
    2010, 2011, 2012, 2013, 2014...........???

Many experts say sell in 2010/2011.
Early 2012, many experts also say sell or don't buy & wait

If scare, need not buy now just wait humbly. If have multiple holdings, offload those properties that have low yield or limited upside [location dependent] keeping the valuable ones[ FH and most importantly your own roof]. If die die muz buy, hoot completed unit with min gross 5% yield, otherwise no buy

But watever you do, never sell your own homestay unit otherwise will end up screaming in showroom like someone for the past few wks "no 2015 drop no buy"

    Neat advice!!!

Cycles come and cycles go! The last cycle competed in 2009. Next down will be anybody's guess but do not be caught with no ammunition when the down comes!!! Offload first when you think its a good deal and don't bother to look back after that! When property prices climb or fall, don't regret liao!

Like you just bought a nice sofa after weeks of searching, thinking that you've got the best deal or one that you really liked. After that purchase, don't walk into another place to look at sofa. Don't subject yourself to any potential emotional roller coaster!!! Lol!
