    agent just sms-ed, more than 60% sold, 1 to 2 bedders selling out soon.

    but the same sms also said 3br, 1152 sq ft @1290psf avail. $1.486m. why psf differ so much vs the 1 bedder mentioned above?

    Smaller the unit, higher the psf. One bedder psf could be 20% more ex than 1000sqft unit.

    probably for the 120 1 and 2 bedders will be sold out soon.

    but the 56 bigger units i think could take quite awhile? esp. the last 10 or so.

    Think 1580 for low floor not cheap for the location, probably around 4% yield in a good market. But is the rental market tested in that area?

    i think the layouts with an aircon ledge obstructing the bedroom view are plain silly. why can't they gather all the condensers next to the yard and do the trunking to the respective rooms? how unsightly is it to see your condenser collecting dust next to your bed by the window.

    Hi everyone, if you're curious to know...

    73 out of 83 1 bedroom units sold (88%).
    35 out of 38 2 bedroom units sold (92%).
    5 out of 38 3 bedroom units sold (13%).
    11 out of 13 4 bedroom units sold (84%).
    0 out of 4 penthouse units sold (0).
    Total: 124 out of 176 units sold (70%).

    All that on just the first day so quite impressive, really. But maybe the developers should have opted for more 1 and 2 bedroom units and less 3 bedroom units.

    Kan Kan (btw answer to the scandalous dance in france is can can) dear, the rationale is that bedroom is for sleeping, so when you are lying down face up you are mostly watching the ceiling. if you are side sleeper, you can face inwards.

    Well, I'm not suppose to divulge the exact figures because, as usual, the developers naturally want more people to visit showflat to view the actual price list but I can tell you that the psf basically range from $1,300 to $1,700 for 1 and 2 bedroom, $1,300 to $1,500 for 3 bedroom, $1,200 to $1,500 for 4 bedroom and penthouse. Low figure for low floors, high figure for high floors. The price range is pretty much what we expected so no big surprise there.

    Thank you. May I know if the range quoted here is already 'discounted'? usually developers love to show this and that discount here and there.

    The low floors are much cheaper compared to say gambir ridge.

    I bought 1 unit of 1 bedder yesterday..pool facing at stack 14 high floor.

    Tell you..got not much time to think..my agent was helping me queue and towards the end..only left 3 high floor units for 1 bedder. 14-14,15-14 and 14-05.. all pool facing..therefore i bought 14-05 cause i dont want 14-14 house no. if you know why..15-14 was fetching at quite a premium as well.

    Look forward to TOP now!

    Love the design and location of this place.

    Well, still undecided on whether to stay or rent..

    most probably if price is right, will sell it to cash in.

    by then, oxley hub will be up and i reckon price will go up too.

    There is another pc of land just beside..most probably will be for pte developments.

    If that pc of land sells at a high price...likely the next development wont be cheap too..they will use Sky green as a benchmark
