    Not surprised if PH can go to 1.2kpsf considering the Floor area sold includes open terrace space and stair case.

    Went to site for some agent's presentation ... According to them this project would still be a sold-out based on the no of cheques received thus far... Seems like the new cm has little impact.

    Don't really like the semi-industrial env, but I feel rental shldnt be a major problem as its just a stone's throw from paya Lebar hub and the nearby oxley biz hubs. Walking distance to 2 circle line mrt stations within 5min and the upcoming mattar mrt which links to Marina financial centre

    Walk to Taiseng MRT 5 minutes is fine.. but Macpherson MRT is around 1km away.. Mattar MRT should be around 800+ m away.. 9-10 min walk.

    Really depends on launch price.
    If >1.5-1.6pfs, not easy to move.
    If the big empty land just next to it gets utlised, may get blocked on that side. Also think for marina views, need to clear the Le crescendo and the new condo next to it.

    Can walk to downtown line stn via the landed properties near canossa convent. It is nearer.

    Din ask the figures but most of these cheques were submitted before the new cm was announced ... So not a good indication on how "good" the eventual take up rate would be

    if price - match your expectation you will know what to do,

    In June 2006 Southbank psf is 560, there are people also say Wow. (233 psf ppr)+(227 psf construction, demolition,....)+(100 psf profit)
    In May 2011 Terrasse psf is 920, there are people also say Wow. (456 psf ppr)+(344 psf construction,.......)+(100 psf profit)
    Now Sep 2012 SKy Green psf is 1560, there are people will also say Wow. (750 psf ppr)+(460 psf construction, demolition,....)+(350 profit)
    40% (140 psf)Heeton Holdings, 25% (87.5 psf)KSH Holdings, 20%(70 psf) TEE International and 15%(52.5 psf) Zap Piling (50 million profit)

    Still got a lot of fat.

    Average size per unit is 800sqft less bonus GFA. If they really want to go further down to 753sqft per unit they can still make quantum smaller by 5%.

    You are right, my calculation also shows $1450. Was eyeing at their smallest 2BR. Design quite good to me, no wasted space. But the new CM make me think twice liao

    em... I guess Those 650K+ maybe only few units.. Average should be about 688K-7xxK for One bedroom
    *Targeting ave 1450psf..
    *Balloting sgl purchase start at 2pm 18Oct
    Open to public maybe about 5pm or 6pm- once balloting finish.
