    today is agents' briefings for this project....

    Seeing how OneDusun, Eco, Gambir and Kovan Regency were snapped up.. i wonder if this project would enjoy the same kind of response from buyers..

    I just realised 2 more of my friends have joined the 'dark side' over the past weekend ... These 2 friends are actually cash rich but unwilling to pay the 3% ABSD and hoping for a property price crash. After QE3, they decided not to wait further for fear of more CMs..

    Agree, esp if these are just quoted psf, after pricing in some discounts, the actual psf likely be lower.

    Despite the less than optimal surroundings, the site area 66000 sqfeet is decent, FH and, and very near the MRT.

    In June 2006 Southbank psf is 560, there are people also say Wow. (233 psf ppr)+(227 psf construction, demolition,....)+(100 psf profit)
    In May 2011 Terrasse psf is 920, there are people also say Wow. (456 psf ppr)+(344 psf construction,.......)+(100 psf profit)
    Now Sep 2012 SKy Green psf is 1560, there are people will also say Wow. (750 psf ppr)+(460 psf construction, demolition,....)+(350 profit)
    40% (140 psf)Heeton Holdings, 25% (87.5 psf)KSH Holdings, 20%(70 psf) TEE International and 15%(52.5 psf) Zap Piling (50 million profit)

    The price is a tad lower than the property owners’ previously reported asking price of $115 million.

    Heeton will own 40% of this project, while KSH, Tee International and Zap Piling will take up stakes of 25%, 20% and 15% respectively.

    The 66,932sqft land parcel, located on MacPherson Road in District 13, has a 2.1 plot ratio, which allows the new development to be built up to 24 storeys.

    Based on the maximum gross floor area of about 140,557sqft, the purchase price of the site works out to about $750psf ppr, including development charge.

    The site has potential to be redeveloped into 200 apartments with an average size of about 800sqft each. The new project on the site could also become a “landmark” in a vicinity of low-rise buildings, the developers said.
