    OMG! So many places in the $1200 - $1500psf zone. This makes prime area in D9,10, 11 looks reasonably priced at $19xxpsf - $2xxx psf!

    thanks. Looks like bukit timah iis the best kept secret for the time being

    在新加坡,人们依然在抢购产业。在勿洛(Bedok)一个新住宅公寓项目正式推出的前三天,其销售处外已有长长的人龙,并且在推出的首日就售出超过350个单位。不过,一种在2011年开始出现的“趋势”,却可能被多数人忽略。

    多数买家为中产阶级新加坡人

    多数的近郊产业买家似乎为属于中产阶级的新加坡人,因为他们的住址大多为政府组屋区。

    为何富人如今对购买产业的热情减弱了呢?我和一些拥有千万身家的“师父”讨论过,他们的回复很简单:目前产业价格的潜在涨幅估计为5-15%,这对他们来说吸引力不足。他们也留意到接下来的几年,将会有大批的公寓竣工。市区重建局的数据显示,截至2011年12月31日,市场供应的住宅单位总数为7万7,089个,其中有3万9,184个单位仍未售出。

    如果我们考虑过去2年的公寓年销售额(总共约1万5,000个单位),未售出的单位足以应付约2.6年的需求量。此外,预定在2013/14年竣工的新政府组屋单位大约有5万个。如果2012/13年出现全球金融危机,我的“师父”都认为新加坡的产业价格甚至可能下跌10%至30%。因此,他们目前对购买产业不感兴趣。

    从目前的产业买家比例来判断,持有相同观点的富人并非只有我的千万身家“师父”。

    中国买家将支持市场?


    另外,自2011年起,中国买家就成了购买新加坡产业的外国买家中人数最多的一群。他们在近几个月的总产业交易中占了30%的比例,仅次于新加坡公民和永久居民,并将其他外国买家远抛后头。
    不过,有新闻报道指中国的出口正在放缓,一些中小型企业正面对现金周转的问题,因为它们难以向银行贷款。鉴于多数中国买家为商人,如果欧洲债务危机恶化及全球经济情况疲软,使他们在现金周转方面出现问题,中国投资者在2012/13年是否还会在新加坡大量购置房产?


    在投资时,我会遵循两项法则:

    首先,我会问:“如果投资失利,我的财务状况是否将会出现问题?”

    接着,我会进行潜在升跌幅分析,并只有在潜在涨幅是跌幅的至少两倍时才会进行投资。
    这两项投资法则对一些人而言可能看似过于简单。尽管如此,它们帮助我赚取了数百万元,并且避免蒙受巨额亏损。

    我会通过书籍和研讨会与大家分享我的思维过程。顺着同样的思路,每个人都会得到大致相同的结论,除非你对市场的看法相当片面。

    CCR especially paterson is red red hot. White hot would be more appropriate, especially because of a certain project.

    actually the gap between the ccr and ocr is narrowing. so many ocr are crossing the 1500psf. ccr are still at 19xx upwards.

    I beg to differ, if you compare say Archipelago and One Shenton ... One Shenton 1br already more expensive than Archipelago 2br ... again some will say Shenton way should be 5x the price of D16

    One Shenton should be 5x price of D16, One Day it may be... for I'm looking through the window now and looking at those Golden glass panel of One Shenton (gold price going up).

    Upper bukit timah and Hillview area still quite muted sales althoight the Hiller and whatnot are been sold at a all time high. wonder why

    Why hillier and whatnot sold at high ? Easy, because this is FEO's favorite hyped up site. 15 yrs ago it already tried to market that area as a "high end private enclave", today it will try harder, thanks to the new MRT. Although the reality is, Hillview and etc are still very inconvenient for many things.
