    Default 30/45/60 yr least residential properties is coming!

    Two reserve list sites will be launched for sale after developers committed minimum bids that are acceptable to the Urban Redevelopment Authority (URA).

    Located at Jalan Jurong Kechil, the first site is zoned residential and has a land area of 1.02-ha and gross floor area (GFA) of around 14,200 sq m. It comes with a lease option of 30, 45 or 60 years.

    Aside from condominiums or flats, the successful tenderer has the flexibility to develop the site into retirement housing as well.

    According to the URA, a developer committed a minimum offer of S$23.96 million on a 60-year lease term for the land parcel.

    Meanwhile, the other site (pictured) at Jurong Town Hall Road, offers a land area of 0.9-ha and a potential GFA of around 19,000 sq m.

    The plot is expected to be developed into a unique hotel development that features a garden setting, highlighting its ideal location close to the picturesque Jurong Lake.

    For this site, the URA accepted the developer’s application of a minimum bid of S$101.98 million.

    The sites are expected to be launched in about two weeks and the tender period will be around eight weeks.

    So can u guess how much a 30yr lease hold MM cost in future?

    i beg to differ, option of 60y lease will probably cool the market further

    no need 2015... some perma bear-bear can claim now already drop 50% liow... from 1200psf (LH99) to 600psf (LH30)....

    hdb 99 years the best hdb99=999=9999=99999999999

    cant imagine one day if any hdb block reach 99 years the govt throw the people out on the streets......wont happen right unlike private 99 yrs

    But at some point in time you will get a SERS and then have to top up the lease difference when you get a new flat. That is additional cost just that it won't happen anytime soon.

    The older hdbs of the late 70s and early 80s have,more lease left than this new plot.

    60 years lease houses have very little hopes of sub-sale or re-sale. Buyers better beware.

    Do you think the bank loan rates / term will differ for 60/30 years LH? 30 years definitely you cant borrow 40-50 (UOB) years anymore right?

    don't rule out the possibility of govt topping up leases in future. Remember that we are moving in the direction of hk

    Shd b higher, if bank takes back e house it may recover low market value. Risk is higher for bank. Owners may end up renting from govt n bank. COE for houses is coming.

    Maybe the new BTO system for single to buy will also come in 60 yr LH, if implemented, so as to start the mass brainwashing .......
