    Yup is all part of the URA planning but whichever planning come, it still had to depend on the local demands and the ecomonic condition before these plan will be announce and set.

    Look like ten years ago the suburban area was hot then and I remember that time Punggol 21 n etc private was not as hot then and with EC still new and uncertain of the future market.

    Unlike nowadays, shelter is still a need and the raising is always climbing slowly up

    the shops are outside. residents have to walk out of the estate out of the gate

    that's what the agent told me when I examined the model. I also noticed there is no shelter to the shop.

    You're going so detailed, If no walkway shelter then must hold umbrella all the way.

    not a big issue. in future can get management to do an upgrade with sheltered walkway to the shop.

    From the site plan looks like there is indeed a rear entrance to the shops but doesn't look sheltered. Do fully covered walkways incur any bonus GFA or contribute to site build-up area? If yes, maybe that's the reason why it wasn't built.

    This is the situation now, not only SM I believe...comment like u shock, I surprise, etc...actually who is buying when we all thought the price is high?? And it goes higher and higher? Must interview one of those buyer here...

    Finally got foreigner buy , Buyer profile by status#

    Singaporeans 82.8%, PR 15.6%, Foreigner 1.6%, Company 0.0%

    Seem like alot of rich HDB buyers/upgraders, buyer profile by purchaser address#

    HDB 64.1%, Private 35.9%

    yah, quite surprisingly, HDB pple quite rich even at this stage with all the CMs. but the last CM probably forced some into the mkt in fear of MTB with future CMs.

    Do you mean CM6? CM6 came into effect the day after the vvip launch for SM. I MTB for MR, TH and FR blk 103, so bo bianz, haiz.
