    Not launched yet. Yesterday was just showroom preview, yet showrooms not open cos not fully completed yet - ceiling not painted fully.
    So only see models as in those pics that bro azeoprop has painstakingly taken with so much details. I appreciate so much more from these photos.
    Preview sale is on 5 Oct by balloting for queue number, multiple units purchase first, and I guess, townhouses too.

    Entire site is very cramped, and the model creates the illusion of space by taking out some blocks. Not sure if the view would be partially blocked by the future development on the strip of land between the road and the golf course.

    Frontage is blocked by Miltonia Residences

    Whole strip of land is slanted for future residences development, by the time SM is ready, the view will be gone.

    I think I will wait for the new ones, sep the one beside MR

    not blocked in front, but definitely at the side.

    in front of miltonia close, plot ratio is all 1.4.
    between yishun ave 1 and miltonia close is 2.1.
    behind yishun ave 1 where the bto are is 2.8.

    if you like the place, buy now. cos future launches will match latest transactions then. eg studio at SM is priced at estuary studio now +/- depending on developer's appetite. and there is no indication when those plots will be released.

    unless you think the qe unlimited will be less effective this time. note: less effective means there is still inflation.

    Only the lower levels being blocked. Even MR itself, only the 1st row got views and already 98% sold in Aug.

    The longer you wait, the higher will be the price. The next project, earliest, can only be launch Q4 next year if there is gls in Q1 (ave 8-9mths gap).

    PM Lee tgt population 6mio+. Many more ppl will be coming in. By then yishun $1500psf liao.

    Fwah developer damn disgusting.. hearsay marble flooring will be provided for first X purchases.. subsequently will be polished ceramic tiles. Av pricing will be $1k psf

    According to brochure online, marble only for 3br onwards. However according to agent, for studio and ? 2br, marble will be given for 1st day booking only.
