    Default Renewing tenancy and asking for higher rent

    Tenancy agreement coming due... spoke to agent to advise on renewal. Agent ask me whether increasing rent... why does this matter? Or rather, kind of sure increase one right? But Agent told me market still the same leh... rent same level but if I want higher, can market for me.

    Confused.

    Anyway, I am thinking how to increase without breaking the deal. Tenant is quite decent although have not yet service my a/c after almost 1 year. Should go for slightly higher for one year or same price but 2 years (since 2 year typically lower so I kind of get an increase)?

    Experts can advise? Kam sia...

    Facing the same issue as you. Half hearted about asking for more rental, that may scare decent tenant away.....

    Check property guru. See what is the going asking rental for your property as a start.... See if your current rental is above or under market rates.

    How and where to check transacted rental deals? Property guru's asking price all inflated one.

    True.... At least you know it's inflated. Call up agents to see if it's a real offer? Otherwise check median rental from ura.... No certainty there either... Call up your friendly neighbourhood agent is the other way.... Average the 3 above rental estimate for agar-ation....

    Then how?

    This is the market

    When rental is upward, ask for more when expired.. Don agree ,look for new tenant.

    When rental is downward, trust me, your tenant will ask for reduce rate when to renew...
